The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated July 22, 2011, and duly recorded in the Office of the Clerk of the County Commission of Marion County, West Virginia, in Deed of Trust Book 1008, at Page 823, Paul Michael Jenkins did convey unto Larry F. Mazza and James O. Watkins, Jr., Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk's Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Marion County Courthouse, in Fairmont, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Winfield District, Marion County, West Virginia, and more particularly described as follows:
All that certain lot or parcel of real estate lying and being situate in Winfield District, Marion County, West Virginia, near the Village of Montana Mines, and being more particularly described as follows, to-wit:
LOT A: Beginning at a 5/8" iron pin set, corner to lands now or formerly owned by Robert Piscitelli; thence running N. 32° 55' W. 28.01 feet to a 5/8" iron pin set, corner to West Virginia Secondary Route 72/1 as shown on a plat prepared by Morris Hilghman, dated May, 1958, of record in the Office of the Clerk of the County Commission of Marion County, West Virginia, in Deed Book 598, at Page 217; thence with said road, N. 28° 23' 00" W. 155.41 feet to a 5/8" iron pin set, corner to Lots A and B; thence with the line of Lot B, N. 59° 33' 06" E. 245.59 feet to a 5/8" iron pin set in the line of lands now or formerly owned by Melody Osborne; thence with the line of Osborne, S. 39° 35' 28" E. 95.58 feet to a 5/8" iron pin set in the line of Piscitelli; thence with three lines of Piscitelli, S. 46° 35' 15" W. 88.48 feet to an iron pin found; thence S. 29° 23' 53" W. 81.57 feet to a point; thence S. 45° 01' 00" W. 112.01 feet to the place of beginning, containing 0.82 acres.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of Route 3 Box 416, Fairmont, WV 26554-9472. We have reason to believe the property has a current mailing address of 824 Montana Road, Fairmont, WV 26554-5746.
AND BEING the same real estate which was conveyed to Paul Michael Jenkins by Deed dated June 24, 2011, from Donald K. Lough and recorded in the Office of the Clerk of the County Commission of Marion County, West Virginia, in Deed Book 1093, at Page 778.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in "AS IS" condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
