NOTICE OF TRUSTEE’S SALE Under authority of that certain Deed of Trust dated November 16, 2021, from Joseph Robert Way and Julia M. Pierce aka Julia Marie Pierce to Marc B. Lazenby, Trustee, of record in the office of the Clerk of the County Commission of Harrison County, West Virginia in Trust Deed Book No. 1465, at page 144, securing a promissory note in the principal amount of $125,947.96, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Trustee will offer for sale at the front door of the Harrison County Courthouse in Clarksburg, West Virginia on May 21, 2026 at 12:00 p.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, all those certain lots, tracts and parcels of land, together with the improvements thereon and the appurtenances thereunto belonging, as follows: Situate in Clay-Outside District, Harrison County, West Virginia, bounded and described as follows: FIRST: Beginning at a stake on Third Street, corner to Lot No. 25 and running thence with said street S. 14 45′ E. 40 feet to Lot No. 23; thence with same S. 75 15′ W. 120 feet to a stake in line of a fifteen foot alley way; thence with same, N. 14 45′ W. 40 feet to a stake corner to Lot No. 25; thence with same N. 75 15′ E. 120 feet to the place of beginning, and being Lot No. 24 as shown on a map or plat of South Shinnston, which plat is of record in the office of the Clerk of the County commission of Harrison County, West Virginia in Deed Book No. 136, at page 177. SECOND: Being Lot No. 25, as shown on a map or plat of South Shinnston, which plat is of record in the office of the Clerk of the County Commission of Harrison County, West Virginia in Deed Book No. 136, at page 177. THIRD: Beginning at a stake on Third Street and with same S. 14-3/4 E. 80 feet to Lot No. 25, and with same S. 75 1/4 W. 120 feet to an alley, and with same N. 14 3/4 W. 80 feet to Lot No. 28, and with same N. 75-1/4 E. 120 feet to the beginning, and being Lots No. 26, and No. 27 as shown on a map or plat of South Shinnston, which plat is of record in the office of the Clerk of the County Commission of Harrison County, West Virginia in Deed Book No. 136, at page 177. Together with a certain 2022 CMH Manufactured Home, Serial No. CLH046233TNAB. Being the same property conveyed from Joseph Skelley, Jr. and Andrea E. Skelley to Julia M. Pierce by Deed dated October 27, 2021, of record in the aforesaid Clerk’s office in Deed Book No. 1724, at page 449. Terms of the sale: Cash or certified funds due on date of sale.
