In execution of a certain Deed of Trust dated July 12, 2006, in the original principal amount of $43,046.86 recorded in the Clerk's Office, Circuit Court for Tazewell County, Virginia, in Book 0975 at Page 0741 as Instrument No. 060003266. The undersigned Substitute Trustee will offer for sale at public auction in the front of the Circuit Court building for Tazewell County, 101 Main Street, Courthouse Building, Tazewell, Virginia, or any such temporary alternative Circuit Court location designated by the Judges of the Circuit Court, on June 23, 2026, at 3:00 PM, the property described in said Deed of Trust, located at the above address, and more particularly described as follows: ALL THAT CERTAIN LOT OR PARCEL OF LAND, TOGETHER WITH THE APPURTENANCES THEREUNTO BELONGING, SITUATE IN THE JEFFERSONVILLE MAGISTERIAL DISTRICT OF TAZEWELL COUNTY, VIRGINIA, AND BEING ALL OF THE WESTERN PORTION OF THE NORTHERN HALF OF LOT 12, IN SECTION B, AS THE SAME APPEARS ON A CERTIFICATE AND PLAT OF LOTS OF MRS. E. 50 FEET TO A POINT IN THE LINE OF THE ALICIE PROPERTY; THENCE WITH SAID LINE S. 79 DEG. 45 MIN. W. 160.00 FEET TO A POINT IN THE EAST RIGTH-OF-WAY LINE OF RIVERVIEW STREET N. 0 DEG. 30 MIN. W. 50 FEET TO THE POINT OF BEGINNING. TERMS OF SALE: ALL CASH. A bidder's deposit of ten percent (10%) of the sale price or ten percent (10%) of the original principal balance of the subject Deed of Trust, whichever is lower, in the form of cash or certified funds payable to the Substitute Trustee must be present at the time of the sale. The balance of the purchase price will be due within fifteen (15) days of sale, otherwise Purchaser's deposit may be forfeited to Trustee. Time is of the essence. If the sale is set aside for any reason, the Purchaser at the sale shall be entitled to a return of the deposit paid.
