NOTICE OF
TRUSTEE’S SALE
NOTICE OF TRUSTEE’S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, Pill & Pill, PLLC, by that certain Deed of Trust dated September 12, 2005, executed by Borrower(s), Gregory Chapman and Toni Chapman, to CT Corporation System, the Trustee of record in the office of the Clerk of the County Commission of Ohio County, West Virginia, in Book 1277, at Page 315. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 108 Park View Ln, Wheeling, WV 26003. Pill & Pill, PLLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated March 16, 2026, of record in the Clerk’s Office in Book 1716, Page 565. The borrower(s) defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustees will sell the following described property to the highest bidder at the front door of the Courthouse of Ohio County, in Wheeling, West Virginia, on the following date:

Situated in the City of Wheeling, in Triadelphia-Wheeling District, Ohio County, West Virginia, and more particularly described as follows: 1. All of Lot Numbered Five (5) on the “Map of Avon Addition to Park View”, a copy of which map is of record in the office of the Clerk of the County Court of Ohio County, West Virginia, in Plat Book No. 1, at page 136. Together with all and singular the buildings and improvements thereon and the hereditaments and appurtenances thereunto belonging. 2. A Part of Lot Numbered Four (4) of “Avon Addition to Park View”. A copy of the plat of said addition is of record in said Clerk’s Office in Plat Book No. 1, at page 136. Said part of lot numbered Four (4) is more particularly described as follows: Commencing at a stake located at the intersection of the southerly line of the fifteen (15) foot Alley designated Alley “X” on said map, with the division line between Lots numbered Four (4) and Five (5), thence with said division line S. 25 deg. 42′ E. 210 and 56/100 feet to a stake in the northerly line of the County Road, as shown on said map thence with the same S. 62 deg. 51′ W. six (6) feet to a stake, thence with a line that is parallel with the said division line between Lots Numbered Four (4) and Five (5) N. 25 deg. 42′ W. 210 and 71/100 feet to a stake in the said Southerly line of Alley “X” thence with the same N. 64 deg. 18′ E. Six (6) feet to the place of beginning. Both parcels are subject to the right of way of the County Road, known as the Elm Grove and Boggs Hill Road, which lies on the front of said parcels and which right of way is not definitely determined as to width.
TERMS OF SALE:
1) The property will be conveyed in an “AS IS” physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights-of-ways, easements, covenants, conveyances and conditions of record in the Clerk’s office or affecting the subject property.
2) The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code Section 11-22-1.
3) The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale.
4) The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee.
5) The Trustee shall be under no duty to cause any existing tenant or person occupying the property to vacate said property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF
ACCORDINGLY.
6) The total purchase price is payable to the Trustee within thirty (30) days of the date of sale, with ten (10%) of the total purchase price payable to the Trustee at sale.
