NOTICE OF FORECLOSURE

Default having occurred in the payment of an obligation to NEW PEOPLES BANK, INC., by PIPESTEM SPA AND CHALET CORP., which obligation was secured by a Deed of Trust executed by ANNA WHITE FERRARACCIO, President of Pipestem Spa and Chalet Corp., which Deed of Trust is dated January 4, 2024 of record in the Office of the Clerk of the County Commission of Mercer County, West Virginia, in Trust Deed Book 1468 at Page 64, which Deed of Trust was reformed by an Order of the Circuit Court of Mercer County, West Virginia, CC-28-2025-C-204 to correct the Grantor to Anna Ferraraccio.

The undersigned Substitute Trustee, acting under the authority of a Substitution executed by Tina Brooks, Vice President, dated January 29, 2025, recorded in said Clerk's Office in Trust Deed Book 1485 at Page 269, will sell at public auction at the front door of the Courthouse in Mercer County, West Virginia, on the 20th day of May, 2026, at 10:00 a.m. to the highest bidder in the following described property situate in Mercer County, West Virginia, bounded and described as follows:

"that certain lot or parcel of land excepted and reserved from a deed between Frank J. Holroyd and Mary T. Holroyd, his wife, to Princeton Acme Market, Incorporation, by deed dated the 23rd day of July, 1966, of record in the Office of the Clerk of the County Commission, Mercer County, West Virginia, in Deed Book 430 at Page 214, and the described tract is shown on a map entitled 'Map Showing Parcel 120 Tax Map 14, Harrison Street, Princeton, Mercer Co., WV' by Appalachian Engineering & Surveying, Inc., dated 11/7/00/ and more particularly bounded and described as follows:

"BEGINNING at a RR spike (set) in the western right-of-way line of Harrison Street, sand RR spike located S. 22° 57' 02"W. 157.40 feet to a RR spike at the intersection of said Harrison Street and the southern right-of-way line of Walnut Street, said point of beginning also located S. 22° 57' 00" W. 30.22 feet from the southeast corner of Parcel 110, and also being the northeast corner of the herein described tract; thence along said Harrison Street S. 22° 57' 00" W. passing a point at the edge of parking area at 8' and continuing for a total distance of 71.28 feet to a rebar with cap (set), said rebar located N. 22° 12' 25" E. 166.70 feet from back of walks at the intersection of the western right-of-way line of Harrison Street and the northern right-of-way line of East Main Street; thence leaving Harrison Street and along boundary lines of Parcel 120.1 for the remaining calls: N. 67° 02' 04" W. 10.52 feet to a point, S. 66° 04' 36" W. 4.16 feet to a point; N. 66° 46' 44" W. 4.50 feet to a point; N. 18° 40' 35" W. 4.30 feet to a point; N. 67° 00' 47" W. 20.40 feet to a rebar with cap (set); N. 22° 59' 13" E. 63.15 feet to a rebar with cap (set); N. 66° 55' 34" W. 4.91 feet to a rebar with cap (set); N. 22° 54' 50" E. 8.00 feet to a RR spike (set); S. 66° 55' 34" E. 45.98 feet to the point of BEGINNING and containing 2,988 square feet, more or less."

The terms of sale will be cash in hand on the date of sale. The purchaser shall assume any and all taxes which are now due or to become due.
