The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated August 6, 2021, and duly recorded in the Office of the Clerk of the County Commission of Monongalia County, West Virginia, in Deed of Trust Book 2462, at Page 321, David P. Summers did convey unto Teays Valley Trustee, LLC, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Monongalia County Courthouse, in Morgantown, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Morgan District, Monongalia County, West Virginia, and more particularly described as follows:
All that certain lot, tract or parcel of real estate, together with the improvements thereon and the appurtenances thereunto belonging, situate, lying and being in Morgan District, Monongalia County, West Virginia, and more particularly bounded and described as follows:
Beginning at a point on the south side of B & O Railroad, and corner to Ernest Gregg; thence with the B & O Railroad, on a curve with a radius of 3200.00 feet and a chord bearing North 88 degrees 56′ 47″ East, and a chord length of 222.75 feet, for a distance of 222.79 feet, to the West Side of West Virginia Secondary Route No. 70; thence with the Western line of West Virginia Secondary Route No. 70, South 9 degrees 38′ 15″ West, 116.31 feet to corner of Kenneth and Betty Barnett; thence with other line of said Barnett, South 83 degrees 06′ 11″ East, 226.15 feet to corner of Barnett; and thence with Ernest Gregg’s line, North 14 degrees 18′ 51″ East, 86.09 feet to the place of beginning, containing 0.507 acre, more or less.

AND BEING the same real estate which was conveyed to David P. Summers, by Deed dated August 6, 2021, from First Union, and recorded in the Office of the Clerk of the County Commission of Monongalia County, West Virginia, in Deed Book 1228 at Page 227.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
