TRUSTEE’S SALE OF VALUABLE REAL ESTATE
The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated November 18, 2016, and duly recorded in the Office of the Clerk of the County Commission of Monongalia County, West Virginia, in Deed of Trust Book 2156, at Page 670, Willis L. Anderson and Richard Anderson did convey unto Douglas McElwee, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Monongalia County Courthouse, in Morgantown, West Virginia, on
June 11, 2026 , at 5:38 PM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Grant District, Monongalia County, West Virginia, and more particularly described as follows:
First: Beginning at a stake at the northeastern corner of Lots Nos. 79 and 80; thence by a division line of said two lots extended and with other property, N. 49 10′ E. 200.00 feet to a stake, corner to other property; thence with other property two line, S. 49 00′ E. 101.29 feet to a stake; S. 49 10′ W. 200.00 feet to a stake, corner to Lots Nos. 79 and 99; thence with the boundary line of said Lot No. 79, N. 46 00′ W. 101.29 feet to the place of beginning, containing approximately one-half (1/2) of an acre.
Second: Lot No. 79, as shown upon a plat of said village prepared by C.W. McCutcheon, engineer, November 1946, recorded in the Office of the Clerk of the County Commission of Monongalia County, West Virginia, described as follows: beginning at a stake in the northeasterly boundary line of a 30 foot road, corner to Lot No. 80; thence with the boundary line of said Lot, N. 49 10′ E. 231.66 feet to a stake in line of other property; thence with said line, S. 46 E. 101.29 feet to a stake corner to Lot No. 99; thence with the boundary line of said Lot, S. 44 W. 241.77 feet to a stake in the northeasterly boundary line of said 30 foot road; thence with same, N. 40 50′ W. 122.65 feet to the place of beginning; together with an easement for ingress and egress over the road on which said property abuts and other roads connecting therewith.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 43 Booth Road, Morgantown, WV 26501.
AND BEING the same real estate which was conveyed to Willis L. Anderson and Richard Anderson, by Deed dated November 17, 2016, from Brenda Kay McCormick, and recorded in the Office of the Clerk of the County Commission of Monongalia County, West Virginia, in Deed Book 1259 at Page 150.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
