TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated April 30, 2015, and duly recorded in the Office of the Clerk of the County Commission of Lewis County, West Virginia, in Deed of Trust Book 413, at Page 584, Carl H. Goff, III and Kayla Goff did convey unto Douglas McElwee, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Lewis County Courthouse, in Weston, West Virginia, on June 11, 2026, at 12:32 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Hackers Creek Rural District, Lewis County, West Virginia, and more particularly described as follows: All of that certain lot or parcel of land, including the buildings, improvements and appurtenances thereunto belonging, situate on the waters of Smith’s Run, approximately three (3) miles northeast and described as follows: Beginning at an iron pipe 20 feet north of the centerline of the Smith Run Road; thence S. 71 30′ W. 266 feet running with the aforementioned Road to an iron pip; N. 4 W. 304 feet to an iron pipe; thence N. 71 30′ E. 150 feet to an iron pipe; thence S. 26 E. 298 feet to the place of beginning, containing 1.41 acres, more or less. Being the same lot or parcel of land conveyed unto Carl H. Goff, III and Kayla Goff, from Stewart W. Herndon, by Deed to be recorded in the Office of the Clerk of the County Commission of Lewis County, West Virginia, contemporaneously herewith. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 2072 Smith Run Road, Weston, WV 26452. AND BEING the same real estate which was conveyed to Carl H. Goff, III and Kayla Goff, by Deed dated April 22, 2015, from Stewart W. Herndon, and recorded in the Office of the Clerk of the County Commission of Lewis County, West Virginia, in Deed Book 696 at Page 409. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
