Please take notice that the undersigned Successor Trustee, does hereby give notice that on the 22nd day of June, 2026, at 10:30 a.m., he will, at the front door of the Hancock County Courthouse, New Cumberland, West Virginia, sell the following described property which was secured by a Deed of Trust dated April 29, 2010, and recorded in the Office of the Clerk of the County Court of Hancock County, West Virginia, in OR Book 800, at Page 585 on May 5, 2010, at 12:32 p.m., wherein Leslie A. Evans and Barry Evans, who holds title as Barry W. Evans, as wife and husband, conveyed to Raymond A. Hinerman, as Trustee for Hancock County Savings Bank, FSB, the following described real property, to secure a Promissory Note dated April 29, 2010, in the amount of $56,000.00. The undersigned was duly appointed as Successor Trustee. Pursuant to the terms of said Note, default having been made, the undersigned was requested in writing by the holder of the note to conduct a sale pursuant to said Deed of Trust:
PROPERTY TO BE SOLD:
Situate in the District of Grant, County of Hancock and State of West Virginia, and beginning on the North boundary line of a 20 foot alley where the southwest corner of Lot No. 734 and the southeast corner of Lot No 733 of C.R. Mill Company Addition meet; thence with said 20 foot alley and in an easterly direction to the southwest corner of lands of Richard Brian; thence in a Northerly direction and with West boundary line of the lands of Richard Brian to the Northwest corner of said lands of Richard Brian; thence in a Westerly direction with the South boundary line of Florida Avenue, a distance of 55 feet to a point; thence in a southerly direction and through Lot No. 733 to a telephone pole located on the North boundary line of said 20 foot alley; thence in an Easterly direction with the North boundary line of said 20 foot alley to the point of beginning of the tract herein described. Being all of Lot No. 733 and the West one-half of Lot No. 734 of Chester Rolling Mill Company Addition to the town (now city) of Chester, West Virginia, which said plan of lots is of record in the Office of the Clerk of the County Court of Hancock County, West Virginia, in Plat Book No 1 Pages 34 and 35. Said parcel fronts 44 feet on above 20 foot alley.
EXCEPTING AND RESERVING THE FOLLOWING PARCEL:
Parcel One: Situated in the City of Chester, Hancock County, West Virginia and known as and being part of lot #733 as same is designated and described on the plat of Chester Rolling Mill Addition #1, recorded in plat book #1, page 12 of the records of plats of Hancock County and being more fully described by beginning at the southwesterly corner of said Lot #733 and running thence with the easterly line of Louisiana Avenue North 1 degree 25′ 30″ West a distance of 109.91 feet to a cross cut in a concrete sidewalk; thence North 87 degrees 46′ East a distance of 60.90 feet to a point; thence South 41 degrees 43′ East a distance of 50.92 feet to the southerly line of Lot #733; thence with said line South 51 degrees 06′ West a distance of 118.21 feet to the place of beginning, containing in area 6354 square feet, more or less.
TERMS OF SALE: CASH
The Trustee or his successor may postpone the sale of the aforesaid property by public announcement at the time and place of sale or adjourn the same from time to time.

TERMS OF SALE:
1) The Property will be conveyed in an “AS IS” physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right to redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, right-of-ways, easements, covenants, conveyances and condition of record in the Clerk’s Office or affecting the subject property.
2) The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code Section 11-22-2.
3) The Purchaser shall be responsible for the payment of all unpaid real estate taxes associated with the property.
4) The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale.
5) The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee.
6) The Trustee shall be under no duty to cause any existing tenant or person occupying the property to vacate the property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY.
7) The total purchase price is payable to the Trustee by cashier’s check, cash or equivalent within thirty (30) days of the date of sale, with ten percent (10%) of the total purchase price payable to the trustee at sale by cashier’s check, cash or equivalent.
8) In the event that there are Federal Tax Liens against the property, the United States would have the right to redeem the property within a period of 120 days from the date of such sale or the period allowable for redemption under local law, whichever is longer.
