TRUSTEE’S SALE OF VALUABLE REAL ESTATE
The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated February 14, 2022, and duly recorded in the Office of the Clerk of the County Commission of Monongalia County, West Virginia, in Deed of Trust Book 2498, at Page 745, Steven D. Barnett aka Steven D. Barnett Jr. and Morgan May did convey unto Douglas McElwee, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Monongalia County Courthouse, in Morgantown, West Virginia, on
June 11, 2026 , at 5:40 PM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Westover District, Monongalia County, West Virginia, and more particularly described as follows:
All the following described real estate, together with the buildings and improvements thereon and the appurtenances thereunto belonging, situate, lying and being in the City of Westover, Monongalia County, West Virginia, more particularly bounded and described as follows, to-wit:
All of Lot Number Fourt (4), in Block Nine (9), as laid down and designated on the plat of the Fairmor Addition to the City of Westover, which said plat is duly recorded in the office of the Clerk of the County Commission of Monongalia County, WV, in Deed Book No. 246, at Page 415; said Lot No. 4 fronts for a distance of 60 feet on the northern side of Lincoln Avenue and extends back therefrom with equal and uniform width in a northeasterly direction along Alley “D” on the one side and Lot No. 3, in said Block 9, on the other side for a distance of 120 feet to Lot No. 1.
And bieng the same real estate conveyed to Steven D. Barnett, aka Steven Barnett Jr. and Morgan M. May from Courtney Sayre Groves by deed dated February 14, 2022 and recorded in the aforesaid County Clerk’s Office simultaneously herewith.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 8 Bryant Street, Morgantown, WV 26501.
AND BEING the same real estate which was conveyed to Steven D. Barnett aka Steven D. Barnett Jr. and Morgan May, by Deed dated February 14, 2022, from Courtney Kee, fka Courtney Sayre Groves, and recorded in the Office of the Clerk of the County Commission of Monongalia County, West Virginia, in Deed Book 1763 at Page 174.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
