TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated October 27, 2023, and duly recorded in the Office of the Clerk of the County Commission of Harrison County, West Virginia, in Deed of Trust Book 1504, at Page 524, Jeffrey Leonard Hardin did convey unto Todd Taylor and Dan Kennedy, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Harrison County Courthouse, in Clarksburg, West Virginia, on June 11, 2026, at 3:21 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Clark-Clarksburg District, Harrison County, West Virginia, and more particularly described as follows: All that certain lot or parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, situated in Highland Park Addition to the City of Clarksburg, Clark District, Harrison County, West Virginia, bounded and described as follows: Beginning at a point on the southerly side of an alley 91 feet, more or less, from a point on the eastern side of Grove Avenue, being the corner of a lot heretofore conveyed to Salem College by Deed dated June 15, 1985, of record in the Office of the Clerk of the County Commission of Harrison County, West Virginia in Deed Book No. 1152 at Page 975; thence with the said alley 94 feet, more or less, to a point on the bank of the West Fork River; thence with the meanderings of the said West Fork River 92 feet, more or less, to a point being the Southeast corner of Lot No. 113 of Highland Park Addition to the City of Clarksburg (Parcel 270 Tax Map 240); thence with the division line of said Lot No. 113 and Lot No. 114 of said Highland Park Addition, now or formerly owned by Robert E. and Jacqueline White, S. 86 53′ 29″ W. 68.5 feet, more or less, to a point, another corner to the aforesaid lot conveyed to Salem College; thence with the line of same, N. 4 21′ 36″ W. 53.95 feet to the place of beginning, containing 5,262 square feet, as more particularly shown on a plat entitled “Plat Showing Subdivision of Parcel 270 on Tax Map 04 (Lot 113 Highland Park Addition) in the City of Clarksburg, Clark District, Harrison County, West Virginia” dated July 1985, and prepared by Homer Brothers Engineers, which said plat is of record in the aforementioned Clerk’s Office in Deed Book No. 1152 at Page 977. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 139 Grove Avenue, Clarksburg, WV 26301. AND BEING the same real estate which was conveyed to Jeffrey Leonard Hardin, by Deed dated August 2, 2022, from U.S. Bank National Association, and recorded in the Office of the Clerk of the County Commission of Harrison County, West Virginia, in Deed Book 1735 at Page 1081. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
