TRUSTEE’S SALE OF VALUABLE REAL ESTATE
The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated January 30, 2012, and duly recorded in the Office of the Clerk of the County Commission of Randolph County, West Virginia, in Deed of Trust Book 492, at Page 819, Todd Douglas Raines and Catherine Sue Raines did convey unto Jennifer L. Morgan, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Randolph County Courthouse, in Elkins, West Virginia, on
June 11, 2026 , at 11:00 AM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Dry Fork District, Randolph County, West Virginia, and more particularly described as follows:
All that certain lot, parcel or tract of land, together with the improvements thereon and the appurtenances thereunto belonging, situate in Dry Fork District, Randolph County, West Virginia, and more particularly bounded and described as follows:
Beginning at an iron stake found corner to Vance & Bucher; thence with a line of Vance, S 30-53-06 W. at 95.0 feet, crossing a 16 foot Right of Way, at 211.04 feet, found a 6 inch Hickory, corner to Dice, and continuing with Dice, in all 414.00 feet, found an 8 inch fence post, in a line of Cooper; thence with 2 lines of Cooper, N. 56-02-39 W. 174.00 feet, set a 1/2 inch steel reinforcing rod in an 18 inch stump found; thence; N. 76-12-42 W 304.05 feet, found a 1/2 steel reinforcing rod, corner to Bucher; thence with 3 lines of Bucher, S 86-19-06 E. 476.37 feet to the beginning, containing 3.35 acres, more or less, as surveyed by James T. Carr in April 1991, under the supervision of David O. Heishman L.L.S. #536.
And being the same real estate conveyed unto Todd Douglas Raines and Catherine Sue Raines by Kenneth G. Judy by deed dated January 30, 2012, and recorded in the Office of the Clerk of the County Commission of Randolph County, West Virginia, immediately prior to the recordation of this Deed of Trust.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 188 Guy Dice Road, Harman, WV 26270.
AND BEING the same real estate which was conveyed to Todd Douglas Raines and Catherine Sue Raines, by Deed dated January 30, 2012, from Kenneth G. Judy, and recorded in the Office of the Clerk of the County Commission of Randolph County, West Virginia, in Deed Book 550 at Page 595.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
