TRUSTEE’S SALE OF VALUABLE REAL ESTATE
The undersigned Substitute Trustee, by virtue of the
authority vested in it by that certain Deed of Trust dated
July 11, 2019, and duly recorded in the Office of the
Clerk of the County Commission of Wetzel County,
West Virginia, in Deed of Trust Book 423, at Page 620,
Timothy R. Pierce and Chrystal D. Pierce did convey
unto Stazenski Law Firm, Trustee, certain real property
described in said Deed of Trust; and the beneficiary has
elected to appoint Pill & Pill, PLLC as Substitute Trustee
by a Substitution of Trustee recorded in the aforesaid
Clerk’s Office; and default having been made under the
aforementioned Deed of Trust, and the undersigned
Substitute Trustee having been instructed by the
secured party to foreclose thereunder, will offer for sale
at public auction at the front door of the Wetzel County
Courthouse, in New Martinsville, West Virginia, on
June 12, 2026 , at 12:17 PM
The following described real estate, with its
improvements, easements and appurtenances
thereunto belonging, situate in the Paden City Corp.
District, Wetzel County, West Virginia, and more
particularly described as follows:
All the following described parcels or tracts of land
situated in the town of Paden City, Magnolia District,
Wetzel County, West Virginia, bounded and described
as follows:
Tract “A”: Beginning at an iron stake corner to J. Tanley,
Zada Lewis and Tract “B”, thence with a line of Tract
“B” S. 49 32 E 138.7 to a stake at the intersection of the
street with the Point Pleasant Road; thence with the
east line of said street N 12 9′ E. 127.8′ to a stake at the
intersection of said street with alley; thence with the
south eastern side of said alley N. 47 04′ E. 23.6′ to an
iron stake corner to J. Tanley’s lot, thence with said lot,
S. 50 28′ E. 80′ to the beginning, containing 6315.5
square feet of land, more or less.
Tract “B”: Beginning at an iron stake corner to Tract “A”
J. Tanley and Zada Lewis, thence with a line of said
Lewis S 50 28′ E 56′ to an iron stake corner with the
said Lewis in the north west edge of the State
Secondary Road leading to Point Pleasant Creek Road;
thence with the north west edge of said road, S 69 54′
W. 158.2 to a stake at the intersection of said road with
a street and a corner to Tract “A”, N. 49 32′ E. 138.7 to
the beginning, containing 3288.8 square feet of land,
more or less; the said plat which is recorded in the office
of the Clerk of the County Commission of Wetzel
County, West Virginia, in Deed Book 188, page 29, to
which plat reference is here made for a more particular
description of said property.
At the time of the execution of the Deed of Trust, this
property was reported to have a mailing address of 111
Paden Fork Road, Paden City, WV 26159.
AND BEING the same real estate which was conveyed
to Timothy R. Pierce and Chrystal D. Pierce, by Deed
dated July 11, 2019, from Carol Kissner, formerly known
as Carol Wright, and recorded in the Office of the Clerk
of the County Commission of Wetzel County, West
Virginia, in Deed Book 474, at Page 429. The
above-described property will be sold subject to any
covenants, restrictions, easements, leases and
conditions of record, and subject to any unpaid real
estate taxes. The subject property will be sold in “AS IS”
condition. The Substitute Trustee shall be under no duty
to cause any existing tenant or person occupying the
subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a
deposit with the balance due and payable within 30
days of the day of sale.
