TRUSTEE’S SALE OF
VALUABLE REAL ESTATE
The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated July 2, 2021, and duly recorded in the Office of the Clerk of the County Commission of Randolph County, West Virginia, in Deed of Trust Book 605, at Page 562, Chandra D. Waybright did convey unto Busch, Zurbuch and Thompson, PLLC, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Randolph County Courthouse, in Elkins, West Virginia, on
June 11, 2026 , at 11:02 AM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Elkins Corp. District, Randolph County, West Virginia, and more particularly described as follows:
All of the property hereby conveyed, being all that certain tract or parcel of land situate in Elkins Corporation, Randolph County, West Virginia, said land being located between Knapp Street and Orchard Street on the State Street Extension, more particularly bound and described as follows:
Beginning at a 1/2 inch by 30 inch iron pipe driven in the East side of a 15 foot alley leading from Knapp Street to Orchard Street, said point being in the northern boundary of the State Street Extension;
Thence with the eastern boundary of the 15 foot alley N 9-28 E, 61.53 feet to a 1/2 inch by 30 inch iron pipe driven, said point being a corner of Richard Blackwood (DB 204/459);
Thence leaving the alley with Blackwood and with a part of a line with Carroll Martin (DB 265/507) S 77-01 E. 90.00 feet to a 1/2 inch by 30 inch iron pipe driven, a corner of Lot 2;
Thence with the line of Lot 2, S 9-24 E. 58.80 feet to a 1/2 inch by 30 inch iron pipe driven in the northern boundary of the State Street extension;
Thence with the northern boundary of the State Street Extension N. 78-45 W. 89.97 feet ot the point of beginning, containing 5,407 square feet, more or less, as surveyed by William D. Swecker of Elkins, West Virginia.
And being the same tract or parcel of real estate conveyed to Chandra D. Waybright and Shelly A. Link by William Chenoweth-Anderson and Peggy L. Ellison by deed dated the 25th day of June, 2021 to be presented for recordation simultaneously herewith.
This conveyance is made subject to any and all reservations, restrictions, exceptions, rights of way and easements as set forth in prior instruments of record in the chain of title to said real estate.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 99 State Street, Elkins, WV 26241.
AND BEING the same real estate which was conveyed to Chandra D. Waybright, by Deed dated June 25, 2021, from William Chenoweth-Anderson and Peggy L. Ellison, and recorded in the Office of the Clerk of the County Commission of Randolph County, West Virginia, in Deed Book 619 at Page 140.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
