The undersigned Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated July 23, 2019, and duly recorded in the Office of the Clerk of the County Commission of Mercer County, West Virginia, in Trust Deed Book 1377, at Page 752, Carrie Gibson and Matthew Lowe did convey unto David Justis, Trustee, certain real property described in said Deed of Trust; and the beneficiary has requested the said Trustee to sell at public auction, default having been made under the aforementioned Deed of Trust, at the front door of the Mercer County Courthouse, in Princeton, West Virginia, on Friday, July 10, 2026 at 10:00 am,The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the City of Bluefield, Mercer County, West Virginia, and more particularly described as follows:

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 109 Market Street, Bluefield WV 24701.
AND BEING the same real estate which was conveyed to Matthew Lowe and Carrie Gibson by that certain deed dated July 23, 2019, and of record in the Office of the clerk of the County Commission of Mercer County, West Virginia in DEED BOOK 1080 at PAGE 420.
The subject property will be sold in "AS IS" condition. The Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
