Notice is hereby given that the undersigned Trustee, appointed by document dated June 3, 2026, and of record in the Office of the Clerk of the Ohio County Commission in Deed of Trust Book 1720, at page 52, will sell at public auction to the highest bidder on:

Wednesday July 15, 2026, at 10:00 a.m.,

at the front door of the Ohio County Courthouse, 1500 Chapline Street, Wheeling, West Virginia, that certain property conveyed by Owen F. Renshaw and Vicki Jo Renshaw for the benefit of Belmont Savings Bank, Beneficiary, by Deed of Trust dated June 27, 2014, and recorded in the office of the said Clerk of the County Commission of Ohio County, West Virginia, in Deed of Trust Book 1486, at page 385, and being described as follows:
All that parcel or tract of land situated in Richland District, Ohio County, West Virginia, bounded and described as follows:
Beginning at a point corner to lands to B. G. Welshans on the Clark right-of-way line; thence with said Welshans line in a westerly direction 219 feet to a stake, said stake being six feet southwest of an apple tree in the within tract; thence in a southerly direction parallel with a row of apple trees 209 feet to a stake; thence in an easterly direction 198 feet to a post in line of fence along Clark’s right-of-way; thence northeast along said right-of-way 75 feet to a stake; thence north 145 feet to place of beginning, containing in all one (1) acre, more or less.
This conveyance is made subject to exceptions, reservations, restrictions, covenants, conditions, easements and rights-of- way referred to or contained in this deed, any aforementioned deeds and all prior conveyances of record.
Being the same property which was heretofore conveyed to Owen F. Renshaw and Vicki J. Renshaw, his wife, by Charles Edward Sims, Administrator of the Estate of Harry Ley, Charles Edward Sims, Sherrie Lynn Baker Bogard, and Randy Ruth Hogg Blehschmidt, by Deed dated September 9, 1999, and recorded in Ohio County Deed Book 715, at page 30.

The terms of the sale will be as follows: Cash in hand on the day of sale. Sale of said property will be made subject to: (1) All prior exceptions, reservations, rights of way, easements, conditions, covenants, restrictions, leases and other servitudes of record if any pertaining to said real estate; (2) any and all unpaid taxes assessed against said property; (3) the subject property will be sold in “as is” condition; (4) the Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property; (5) the Trustee will deliver a Trustee’s Deed to the purchaser without any covenant or warranty (expressed or implied) in the form prescribed by West Virginia Code Chapter 38-1-6. The Trustee makes no representations and warranties about the title of the real estate to be conveyed.
Any sale hereunder may be adjourned from time to time without notice other than oral proclamation at the time and place appointed for the sale. The Trustee reserves the right to reject any or all bids. Additional terms and conditions shall be announced at the sale.
Any sale hereunder in which the property is encumbered by Federal Tax Liens will be subject to the 120 day redemption period pursuant to 26 U.S.C.A. Section 7424(d).
