Notice is hereby given that the undersigned Trustee, will sell at public auction to the highest bidder on the 1st day of June, 2015, 10:00 a.m., at the front door of the Ohio County Courthouse, 1500 Chapline Street, Wheeling, West Virginia, that certain property conveyed by Kevin A. O’Brien, unmarried, to H. Brann Altmeyer, Trustee for Belmont Savings Bank, by Deed of Trust dated January 23, 2014, and recorded in the office of the said Clerk of the County Commission of Ohio County, West Virginia, in Deed of Trust Book 1477, at page 584, and being described as follows:
Situated in the City of Wheeling, in Woodsdale District, Ohio County, West Virginia, that is to say:
Beginning at a concrete monument at the point where the northwesterly line of Edgwood Street intersects with the westerly line of Stratford Avenue, as said Stratford Avenue is shown on an unrecorded Plan of Stratford, as laid out by Security Trust Co., on file in the offices of C. C. Smith’s Sons, Engineers, Wheeling, West Virginia; thence along the said northwesterly line of Edgwood Street S. 62* 25′ W. 67.28 feet to an iron pin; thence, leaving said last mentioned line of Edgwood Street and with the westerly line of property conveyed to Charles B. Nickison, by deed dated May 1, 1935, and of record in the Office of the Clerk of the County Court of Ohio County, West Virginia, in Deed Book 237, at page 381, N. 29* 26′ W. 88.39 feet to a point; thence, leaving said line of Charles B. Nickison property and with the division line between Lots 5 and 6, as shown on the Plan of Stratford, N. 82* 10′ E. 96.06 ft. to a point in the heretofore mentioned westerly line of Stratford Avenue; thence, with said line of Stratford Avenue S. 7* 50′ E. 60 ft. to the place of beginning, being all of Lot No. 5, as shown on said Plan of Stratford. A copy of said Plan is of record in the County Clerk’s Office in Deed Book 262, page 375.
The property hereby conveyed is subject to the covenants and restrictions set forth in deed to Hattie D. McCray from Security Trust Co. dated March 18, 1941, in Deed Book 262, at page 373.
Being the same property which was heretofore conveyed to Kevin A. O’Brien by a Special Warranty Deed dated the 22nd day of January, 2014, and recorded in the aforesaid County Clerk’s office in Deed Book No. 867, at page 550.

The terms of the sale will be as follows: Cash in hand on the day of sale. Sale of said property will be made subject to: (1) All prior exceptions, reservations, rights of ways easements, conditions, covenants, restrictions, leases and other servitude’s of record if any pertaining to said real estate: (2) any and all unpaid taxes assessed against said property: (3) The subject property will be sold in “as is” condition: (4) The Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property: (5) The Trustee will deliver a Trustee’s Deed to the purchaser without any covenant or warranty (expressed or implied) in the form prescribed by West Virginia Code Section 38-1-6. The Trustee makes no representations and warranties about the title of the real estate to be conveyed.
Any sale hereunder may be adjourned from time to time without notice other than oral proclamation at the time and place appointed for the sale. The Trustee reserves the right to reject any or all bids. Additional terms and conditions shall be announced at the sale.
