Please take notice that the undersigned Successor Trustee, does hereby given notice that on the 8th day of July, 2020, at 10:30 a..m., he will, at the front door of the Hancock County Courthouse, New Cumberland, West Virginia, sell the following described property which was secured by a Purchase Money Deed of Trust dated March 7, 2008, and recorded in the Office of the Clerk of the County Commission of Hancock County, West Virginia, in Deed of Trust Book 583, at Page 518, on March 10, 2008, at 8:53 a.m., wherein Brian R. Cipranic conveyed to Raymond A. Hinerman, as Trustee for Hancock County Savings Bank, FSB, the following described real property, to secure a Promissory Note dated March 7, 2008, in the amount of $45,600.00. The undersigned was duly appointed as Successor Trustee. Pursuant to the terms of said Note, default having been made, the undersigned was requested in writing by the holder of the note to conduct a sale pursuant to said Purchase Money Deed of Trust:
PROPERTY TO BE SOLD:
All of a certain lot, tract, or parcel of land situate and being on or near what is known as the Wylie Ridge Road, in the District of Clay, County of Hancock, and State of West Virginia more particularly bounded and described as follows, to-wit:
BEGINNING near the center of the Wrigley Ridge Road, N. 53 1/4 deg. W. 88.3 feet from a stake near the southwest corner of Orrin Keller’s Lot. Thence along the center line of the road South 24 3/4 deg. East 157.8 feet; thence South 53 deg. West 288 feet, thence North 24 3/4 deg. West 157.8 feet, thence North 53 deg. East 288 feet to the point of beginning, containing one acre, more or less.
TERMS OF SALE: CASH
The Trustee or his successor may postpone the sale of the aforesaid property by public announcement at the time and place of sale or adjourn the same from time to time.
