Please take notice that the undersigned Successor Trustee, does hereby given notice that on the 8th day of July, 2020, at 10:30 a..m., he will, at the front door of the Hancock County Courthouse, New Cumberland, West Virginia, sell the following described property which was secured by a Purchase Money Deed of Trust dated December 20, 2002, at 12:04 p.m., wherein Sarah L. Mumford, Kenneth H. Melvin and Robin Melvin, Widow not remarried and Husband and Wife, conveyed to Raymond A. Hinerman, as Trustee for Hancock County Savings Bank, PSB, the following described real property, to secure a Promissory Note dated December 19, 2002, in the amount of $87,200.00. The undersigned was duly appointed as Successor Trustee. Pursuant to the terms of said Note, default having been made, the undersigned was requested in writing by the holder of the note to conduct a sale pursuant to said Deed of Trust:
PROPERTY TO BE SOLD:
All that certain parcel of land situate in the City of Weirton, Butler District, Hancock County, West Virginia, being part of Lot #54 in a plan of lots known as Grandview which subdivision is of record in the Office of the Clerk of the County Court of Hancock County, West Virginia, in Plat Book No. 1, at Pages 126-127 to which reference is hereby made and more particularly bounded and described as follows:
Beginning at a point that is the original corner of Lot #54 and being the intersection of the Northerly line of Pennsylvania Avenue with the Westerly line of Powers Road, thence with the Westerly line of Powers Road North 30 deg. 52′ East 150 feet to a point, thence North 49 deg. 08′ West along a line through Lot #54 a distance of 50 feet to a point on the dividing line of Lot #54 and #55 thence with said dividing line South 40 deg. 52′ West 150 feet to a point on Pennsylvania Avenue thence with line of Pennsylvania Avenue South 49 deg. 08′ East a distance of 50 feet to the point and place of beginning and containing 0.173 acres of land be it more or less subject however to all legal highways.
TERMS OF SALE: CASH
The Trustee or his successor may postpone the sale of the aforesaid property by public announcement at the time and place of sale or adjourn the same from time to time.
