Notice is hereby given to all interested persons that a public hearing will be held by the Planning Commission of the City of Weirton in Council Chambers, 200 Municipal Plaza on September 18, 2020 at 5:30 p.m. to consider the preliminary subdivision by The Business Development Corporation.
The Plan submitted consists of a Subdivision of A tract or parcel of land, lying and being situate in Weirton District, Brooke County, West Virginia, being part of three tracts of land conveyed to The Business Development Corporation of the Northern Panhandle as Parcel One, Parcel Two, and Parcel Four in Deed Book 400 at page 487, and being all of a tract of land conveyed to The Business Development Corporation of the Northern Panhandle as Parcel Three in Deed Book 400 at page 487, more particularly described as follows;

Thence with the line of said West Virginia Economic Development Authority, S. 67* 47′ 53″ W. 554.42 feet to a 5/8″ rebar with cap set;

The Business Development Corporation is seeking a subdivision wavier from Article 13 Section 13.5.3 Parking Design Standards which states except for single family and two-family dwellings, parking spaces shall provide adequate aisles or turnaround areas so that all vehicles may enter adjacent streets in a forward manner.
The Business Development Corporation is seeking a subdivision wavier from Article 10 Table 2 Development Standards for the minimum lot width in a PDD District is 400 ft.
The Business Development Corporation is seeking a subdivision wavier from Article 15 Section 15.4 Access to Adjacent Properties which states every new subdivision or development shall provide access to adjacent properties where the access is necessary or desirable to provide an adequate system of streets in the general area of which the subdivision or development is a part. Where it is necessary to provide for street access to an adjoining property, the proposed street right-of-way shall be extended by dedication to the boundary line of such property, and a street stub-out or temporary cul-de-sac shall be provided.
The Business Development Corporation is seeking a subdivision wavier from Article 15 Section 15.7.4 (A) Special Street Standards Cul-de-sacs which states Cul-de-sacs shall be either permanent or temporary. A temporary cul-de-sac exists where the street is stubbed out for extension into an adjacent tract or for a future phase of the same development. In this instance the cul-de-sac should comply with the street standards required in this Section, and temporary measures for vehicle turnaround shall be provided. Permanent cul-de-sacs shall be allowed on a cul-de-sac or local street provided a circular turning radius is provided at the closed end of the street with a pavement radius as required in this Section.
The Business Development Corporation is seeking a subdivision wavier from Article 15 Section 15.6 Street Standards Table 6 one-way street are not included in the allowable street dimensions.

Under the PDD Column add a P for Permitted use for Mixed Use Dwelling.
