NOTICE OF SPECIAL COMMISSIONER’S SALE
By virtue of the authority
vested in me by the Circuit
Court of Wetzel County,
West Virginia, pursuant to
an Order entered on the
5th day of February, 2020,
in Civil Action No.
16-C-20, I will offer for
sale, after being duly and
properly bonded, to the
highest bidder, at public
auction on the front steps
of the Wetzel County
Courthouse, on the 22nd
day of April, 2020, at
10:00 a.m., the following
property, 29 2/3 acres,
more or less, Proctor
District, Wetzel County,
West Virginia, shown on
Tax Map 13, as Parcel 68,
and more particularly
described as follows:
Beginning at a poplar
corner to lands of Charles
Palmer and with one of his
lines N. 40 E. 30.4 poles
to a stone in his line,
corner to land of Margaret
Sellers heris; thence with
six lines of same S. 24 E.
4 poles to a stone; thence
N. 38 E. 35 poles to a
stone; thence S. 76 E. 6
poles to a stone; thence S.
64 E. 23-1/2 poles to a
stone; thence N. 70 E. 9.2
poles to a stone; thence S.
11 E. 38.8 to a sugar,
corner to Catherine
Richmond; thence with
her line S. 43 E. 4 ½ to a
stone on the run, corner to
Leonard Amos; thence
with one of his lines and
line of Charles Palmer N.
40 W. 23.9 poles to a
stake; thence N. 52 W. 67
poles to the beginning,
containing 29-1/2 acres. Interested bidders are
required prior to the sale,
to provide the undersigned
an irrevocable letter of
credit from a credible and
regulated financial
institution guaranteeing
the prospective bidders
highest bid, or other
evidence of guaranteed
funds.
The sale will not be final
until confirmed by Final
Order of the Circuit Court
of Wetzel County, West
Virginia, at a hearing not
yet set.
Ten Percent (10%) down
due on the date of sale the
balance at closing to occur
upon entry of the Court
Order confirming the sale,
a Special Warranty Deed
will then be executed to
the successful bidder.
