NOTICE OF TRUSTEE SALE

Pursuant to the authority vested in the undersigned by Deed of Trust dated the 2nd day of October, 2018, executed by Rodney Joseph Howlet and Michelle Lynn McKinney, unto Harold B. Wolfe, III, Trustees, which said Deed of Trust is of record in the Office of the Clerk of the County Commission of Mercer County, West Virginia, in Trust Deed Book 1361 at Page 787, and the undersigned, Harold B. Wolfe, III, have been requested to do so by the beneficiary, and default having been made under the tenns and conditions of said Deed of Trust, and the provision in said Deed of Trust concerning acceleration having been compiled with by the beneficiary and present holder of the Note, said Trustee will sell at public auction at 10:00 a.m. on the 24th day of October, 2019, at the front doors of the Courthouse of Mercer County, West Virginia, the following described property, to-wit:

all that certain lot or parcel of land designated as Lot No. 20 on a Map
entitled “Map of Maple View Property of A. K. Daugherty, near Maple
Acres, Beaver Pond District, Mercer County, West Virginia”, and recorded in the Office of the Clerk of the County Court of Mercer County, West Virginia in Map Book No. 2, at Page 297, and more particularly bounded and described as follows:
BEGINNING at a point in the northerly line of East Drive, at the common comer of Lots No. 20 and 21, and thence with the northerly line of East Drive, S. 52deg. 50′ W. 180 feet to a point and continuing with the northerly line of East Drive, as the same curves into Maple View Drive, Chord N. 60deg. 58′ W. 38.11 feet to a point; thence continuing along the easterly line of Maple View N. 4 deg. 12′ E. 105 feet to the common comer of Lots No. 19 and 20; thence along the dividing line of Lots No. 19 and 20, N. 37deg. 38′ E. 126.75 feet to a point; thence along the dividing line of Lots No. 20 and 21, S. 37deg. 46′ E. 149.54 feet to the point of BEGINNING, and being on of the lots included in the property which was conveyed unto the parties of the first part by Brown Noell Daugherty, widow, by deed dated December 9,
1963, of record in said Clerk’s Office in Deed Book No. 399, at Page 13.
And being the same property conveyed unto Rodney Joseph Howlet and Michelle Lynn McKinney from David Lee Spencer by deed dated the 2nd day of October, 2018, of record in the Office of the Clerk of the County Commission of Mercer County, West Virginia, in Deed Book 1070 at Page 429.
It is the intention of this Notice to sell the secured property by proper description as was intended to be transferred and conveyed in the aforesaid Deed of Trust.
The above described real estate is reported to have a physical address at 338 Countryside Road, Princeton, Mercer County, West Virginia, 24739.
This sale will also be made subject to any and easements heretofore granted by predecessors in title; and subject further to any and all unpaid real property taxes and unpaid assessments, the purchaser assuming payment thereof.
The owner and holder of said Note reserves the right to enter a bid at said sale and the right to reject any and all bids.

The Trustee reserves the right to reject any and all bids.

TERMS OF SALE: Cash in hand on the day of sale, or upon terms to be agreed upon between Trustee and successful bidder; payment for unpaid real estate taxes to be assumed by the purchaser. The Trustee does not warrant title to this property.
Any sale hereunder may be adjourned from time to time without any notice other than oral proclamation at the time and place appointed for this sale or by posting of a Notice of same where legal notices are posted for this county. Should the Trustee not appea;:- at the time appointed for the sale and there is no Notice posted of a continuance, please contact the office of the Trustee to make further inquiry. Any sale may be conducted or adjourned by the designated gent to sell said property as Trustee by instrument to be recorded.
