NOTICE OF TRUSTEE’S SALE NOTICE IS HEREBY GIVEN that by virtue of authority vested in the undersigned Trustee by that certain Purchase Money Deed of Trust executed by James G. Hundley and Leatha K. Hundley, to W. Merton Prunty and Bernard T. Nibert, II, Trustees, either of whom may act, dated the 30th day of September, 2005, and recorded in the Office of the Clerk of the County Commission of Wayne County, West Virginia, in Trust Deed Book No. 622, Pg. 37, which conveyed unto the said Trustees the hereinafter described real estate to secure the payment of that certain indebtedness set out and described therein.and default having been made pursuant to said Deed of Trust, said Trustee, W. Merton Prunty, having been requested so to do by the owner and holder of said indebtedness, shall sell to the highest and best bidder, on Thursday, the 12th day of November, 2015, at 10:00 a.m., at the front door of the Courthouse of Wayne County, West Virginia, the following described real estate: PARCEL I: That certain tract or parcel of real estate situate one mile south of the Prichard Church, and on the Big Sandy River, Butler District, Wayne County, West Virginia, bounded and described as follows: BEGINNING at a point in the east right-of-way line of the Big Sandy River road at the junction of the south right-of-way line of the New Burke Branch Road, and running with said Big Sandy Road, S. 18 15′ W. 113 feet to an iron stake; thence, leaving said road, N. 89 30′ E. 317 feet to an iron stake at Ray Perry’s line; and with the same, N. 41 degrees 45′ W. 133 feet to a stone in south side of said New Burke Branch Road; and with said road, N. 87 45′ W, 190 feet to the BEGINNING, containing Six- Tenths (0.6) Acre, more or less; PARCEL II: All that certain lot, piece or parcel of land situate in Butler District, Wayne County, West Virginia, more particularly described as follows: BEGINNING with a stone at the intersection of the old road that runs up the branch on the Burke farm and the new road that runs up the branch on the same farm, stone marked ”xxx” and being approximately 400 feet from the east line of the main County Road; thence, running with the south line of the new road almost due west, a distance of 210 feet to a point; thence, turning and running with a straight line in a southeasterly direction, a distance of 150 feet to the northwest line of the old road that runs up the branch; thence, turning and running with the northwest line of the old road, a distance of 150 feet to point of beginning, containing ELEVEN THOUSAND TWO HUNDRED FIFTY (11,250) SQUARE FEET, more or less; EXCEPTING, HOWEVER, a gas line and easement for the maintenance of the gas line, said gas ling being situate on the above described property, the same being reserved in the Deed recorded in the Office of the Clerk of the County Commission of Wayne County, West Virginia, in Deed Book No. 419, at Page 562; TERMS OF SALE: Cash in hand on day of sale, subject to real property taxes assessed and unpaid against said property.
