The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust dated December 30, 2011, and duly recorded in the Office of the Clerk of the County Commission of Jefferson County, West Virginia, in Deed of Trust Book 1875, at Page 589, Pearl R. Reardon and Michael J. Reardon did convey unto Rod Raszler and William H. Martin, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Jefferson County Courthouse, in Charles Town, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Harpers Ferry District, Jefferson County, West Virginia, and more particularly described as follows:

All that parcel of land in Harpers Ferry, Jefferson County, State of West Virginia, as more fully described in Deed Book 1006, at Page 563, and Deed Book 1008, at Page 640, being known as designated as:

Thereon and appurtenances thereunto belonging, and situate in Harpers Ferry District, Jefferson County, West Virginia, and more particularly described as follows:

All of Lot 1, and water front Lot 47 in Section IV of the Glen Haven Subdivision, as said lots are bounded and described on a plat of said section, made by Sours & Fournier, Surveyors, dated June 1971, and recorded in the Office of the Clerk of the County Commission of Jefferson County, West Virginia, in Plat Book 1, at Page 235, to which reference is made for a more particular description of said real estate, as more fully described in Deed Book 1006, at Page 563.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 925 Mason Drive, Harpers Ferry, WV 25425.

AND BEING the same real estate which was conveyed to Pearl R. Reardon and Michael J. Reardon, by Deed dated April 8, 2005, from Carl J. Brown and Betty Gary Brown, and recorded in the Office of the Clerk of the County Commission of Jefferson County, West Virginia, in Deed Book 1006, at Page 563.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
