TRUSTEE'S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated May 6, 2005, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Book No. 3245, at Page 31, John Sprouse, Jr and Delinda R Sprouse did convey unto Barry Dobson and George M. Cipriani, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by The Huntington National Bank to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse in Charleston, West Virginia, on March 23, 2026 at 11:00 AM the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in 05 – East Bank District, Kanawha County, West Virginia, and more particularly described as follows: Situated in East Bank, Cabin Creek District, Kanawha County, West Virginia: Parcel 1: Being Lot Number Thirty-two (32) of the W.N. McConihay Addition to the Town of East Bank, Kanawha County, West Virginia: Parcel 2: Beginning at a common corner of Lot 32 and 33 of the W. N. McConihay Addition of the Town of East Bank, where said common corner abuts the right of way of Williams Street, thence South 10 feet to a point, thence East 100 feet in a parallel line with the common boundary of Lots 32 and 33 to the rear boundary line of Lot 33, thence North 10 feet to the rear common boundary of Lots 32 and 33, thence with a common boundary line on Lots 32 and 33 to the place of beginning and continuing 1,000 square feet. Subject to all easements, covenants, conditions, reservations, leases and restrictions of record, all legal highways, all rights of way, all zoning, building and other laws, ordinances and regulations, all rights of tenants in possession, and all real estate taxes and assessments not yet due and payable. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes. The subject property will be sold in "AS IS" condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
