TRUSTEE'S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated September 30, 2019, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed of Trust Book 4385, at Page 661, Jo Ann Jarrett did convey unto First American Title Insurance Company, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk's Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse, in Charleston, West Virginia, on September 24, 2025, at 5:54 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Elk District, Kanawha County, West Virginia, and more particularly described as follows: All that certain tract or parcel of land, together with any improvements thereon and the appurtenances thereunto belonging, situate at Jarrett's Ford in Elk District, Kanawha County, West Virginia, and being more particularly described as follows: Beginning at an iron pin set in the Westerly line of a paved road and the Northerly line of a 14-foot alley separating this property and the property now or formerly of Charles Pauley, Elsie Jarrett, and Louise Lucas; thence running with said 14-foot alley, N. 76 10' W. 165.00 feet to an iron pin, and N. 15 00' E. 61.00 feet to a stake, corner to lands now or formerly of Flossie Ellen Church, Roger Allen Church, and Colleen Rae Church; thence leaving said alley and running with said line, S. 75 26' E. 160.39 to a stake in the Westerly line of said paved road, thence with said line, S. 10 45' W. 61.00 feet to the place of beginning, containing 0.228 acres, more or less. AND BEING the same real estate which was conveyed to Jo Ann Jarrett, by Deed dated September 26, 2019, from Fannie Mae A/K/A Federal National Mortgage Association, and recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book 3046, at Page 438. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
