TRUSTEE'S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated June 18, 2019, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Book No. 4370, at Page 645, Dallas Wayne Williams and Anna June Williams did convey unto Chad Prather, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by The Huntington National Bank to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse in Charleston, West Virginia, on May 26, 2026 at 11:00 AM the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in 03 – Cabin Creek District, Kanawha County, West Virginia, and more particularly described as follows: All of that certain lot or parcel of land, situate in Cabin Creek District, Kanawha County, West Virginia, being more particularly bounded and described as follows: Beginning at a 1" pipe in the western boundary line, and with the said boundary line N. 17 degrees 30' W. 124 feet to a 1" pipe; thence N. 77 degrees 00' E. 123 feet to a point; thence S. 17 degrees 10' E. 113 feet to a point; thence S. 72 degrees 21' W. 123 feet to the place of beginning: Being part of Lot No. Sixteen (16) of the Nugen Farm, and being the parcel shown on that certain plat, dated June 11, 1977, prepared by Ralph Adkins, Land Surveyor, a copy of which is attached hereto, and also being a part of the property, a two-thirds (2/3) undivided interest in which passed to Thema Hurst, widow, one of the parties of the first part, in the Will of Beulah Johnson, which Will is recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Will Book 247, at page 204, and a one-third (1/3) undivided interest in which was conveyed to Edward Earl Massey, single, one of the parties of the first part, by the said Beulah Johnson, by Deed dated May 14, 1930, which Deed is of record in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book 356, at page 135, to which Will and Deed reference is here made for all pertinent purposes. Being the same property conveyed to Dallas Wayne Williams and Anna June Williams, his wife as joint tenants with right of survivorship from Thelma Hurst, widow and Edward Earl Massey, single, in Deed dated 01/13/1978 and recorded 01/13/1978 in Book 1855 page 659 in Kanawha County West Virginia. The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk's Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed).
