The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated October 31, 2014, and duly recorded in the Office of the Clerk of the County Commission of Fayette County, West Virginia, in Document No. 2014013814, in Book No. 939, at Page 284, Kassandra L Sturgill did convey unto Alan H. Larrick, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee by a Substitution of Trustee dated November 20, 2019, and recorded in the aforesaid Clerk’s office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by The Huntington National Bank to foreclose thereunder, will offer for sale at public auction at the front door of the Fayette County Courthouse in Fayetteville, West Virginia, on
January 27, 2020 at 2:00 p.m.
the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in Oak Hill District, Fayette County, West Virginia, and more particularly described as follows:
That certain lot, tract or parcel of real estate together with the improvements and appurtenances thereunto belonging, situate in the City of Oak Hill, Fayette County, West Virginia to wit:
TRACT ONE:
Beginning at an iron pin on the northern side of Twenty-First Street, and begin a common corner to Lots Nos. 21 and 22, Block No. 2; thence with Twenty-First Street S 89-05 W 64.25 feet to a stake in the creek; thence leaving Twenty-First Street and with a new line through Lot No. 21, N 12- 35 E 97.49 feet to a stake in the creek; thence leaving the creek N 89-05 E 35.40 feet to an iron pin at the common corner of Lots Nos. 11, 12, 21 and 22; thence with the common line of Lots Nos. 21 and 22, S-4-36 E 95.00 feet to the point of beginning, and containing 0.108 of an acre, and being a part of Lot. No. 21, Block 2, Hidden Valley Estates, located on the eastern side of the creek.

The following described tract or parcel of real estate situate in the City of Oak Hill, Fayette County, West Virginia, and being more particularly bounded and described as follows, to-wit:
All that certain lot or parcel of land together with the improvements and appurtenants thereunto belonging, situate in the City of Oak Hill, Plateau District (formerly Fayetteville District), West Virginia, more particularly described as follows:
Lot 22 in Block 2 as the same is shown upon a map entitled “Hidden Valley Estates of the T.E. Webster Subdivision, Oak Hill, Plateau District, Fayette County, West Virginia, dated February 1973, made by Leon K. Spencer and a copy of record in Map Book 18, at Page 12 in the Office of the Clerk of the County Commission of Fayette County, West Virginia, to which said map reference is hereby made for a more complete and accurate description of the property hereby conveyed.
And being the same property acquired by Kassandra L. Sturgill, by deed dated October 22, 2014, from Joseph P. Meade and Candice M. Meade, formerly known as Candice Marie Craddock, to be recorded in the Office of the Clerk of the County Commission of Fayette County, West Virginia, prior to or simultaneously herewith.
At the time of the execution of the Deed of Trust, this property was reported to have an address of: 211 21st St, Oak Hill, WV 25901.
The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: $9000.00 in cash and/or certified funds as deposit at the time of sale with the balance due and payable within 30 days of the day of sale.
FEDERAL TAX LIEN: In the event that there are Federal Tax Liens against the property, the United States would have the right to redeem the property within a period of 120 days from the date of such sale or the period allowable for redemption under local law, whichever is longer.
Pursuant to the Deed of Trust, the Trustee may postpone the sale by public announcement at the time and place designated or by posting a notice of the same, and act by agent in the execution of the sale. The parties secured by the Deed of Trust reserve the right to purchase the property at such sale.
