The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated December 10, 2005, and duly recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Document No. 50203522, in Book No. 5020, at Page 3522, Billie Lorraine Wood and Jimmy W. Wood did convey unto Richard Pill, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee by a Substitution of Trustee dated August 24, 2018, and recorded in the aforesaid Clerk’s office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by U.S. Bank National Association, as Trustee for Citigroup Mortgage Loan Trust, Inc., Mortgage Pass-Through Certificates, Series 2006-WF2, to foreclose thereunder, will offer for sale at public auction at the front door of the Raleigh County Courthouse in Beckley, West Virginia, on

the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in Shady Spring District, Raleigh County, West Virginia, and more particularly described as follows:
That certain tract or parcel of land situate in Shady Spring District, Raleigh County, West Virginia, being more bounded and particularly described as follows:
Beginning at a steel pin (found) in the right of way line of Project I-64-4 (70) 116, said point being the common corner between Betty L. Scott and Judith A. hackney/Betty W. Martin; thence leaving the I-64 right of way with the common line between said Scott and Hackney/Martin, S. 31 degrees 18′ E. 321.61 feet to a steel pin (found) at a corner fence post in the line of Western Pocahontas Properties Limited Partnership; thence leaving Hackney/Martin with the common line between said Scott and Western Pocahontas Properties Limited partnership, S. 57 degrees 37′ W. 556.08 feet to a steel pin (set), said point bears S. 17 degrees 28′ 37″ E. 2.43 feet from a corner fence post; thence leaving Western Pocahontas Properties Limited Partnership with a new line through said Scott, N. 17 degrees 28′ 37″ W., 422.87 feet to a steel pin (set) in the western right of way line of Cemetery Road (formerly WV Route 9): thence with said Scott and Cemetery Road, N. 45 degrees 48′ E. 44.42 feet to a steel pin (set) at a point of curve; thence continuing with said Scott and Cemetery Road with a curve to the right; = 16 degrees 42′ 29.4″, R. 575.00′, A = 167.68′ Ch = N. 53 degrees 57′ 48″ E. 167.08′ to a concrete right of way marker (found), said point being 35′ right of Sta. 45+50 of Project I-64-4 (70) 116 on Cemetery Road; thence continuing with Scott and the I-64 right of way line, N. 81 degrees 20′ E. 265.59 feet to the point of beginning, and containing 4.628 acres, more or less. Being the same properly conveyed to Jimmy W. Wood and Billie Lorraine Wood, husband and wife, by a deed from Philip Scott and Betty L. Scott, husband and wife, dated the 6th day of June, 1990. and recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia in Deed Book 757, at page 412; and being the same property conveyed to Jimmy W. Wood and Billie Lorraine Wood, husband and wife, by a deed of correction dated the 5th day of November, 1991 and recorded in the aforesaid Clerk’s Office on Microfilm Roll 17, at page 16.
At the time of the execution of the Deed of Trust, this property was reported to have an address of: 268 Pike Drive, Beaver, WV 25813-9180.
The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: $9000.00 in cash and/or certified funds as deposit at the time of sale with the balance due and payable within 30 days of the day of sale.
FEDERAL TAX LIEN: In the event that there are Federal Tax Liens against the property, the United States would have the right to redeem the property within a period of 120 days from the date of such sale or the period allowable for redemption under local law, whichever is longer.
Pursuant to the Deed of Trust, the Trustee may postpone the sale by public announcement at the time and place designated or by posting a notice of the same, and act by agent in the execution of the sale. The parties secured by the Deed of Trust reserve the right to purchase the property at such sale.
