TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust dated June 7, 1999, and duly recorded in the Office of the Clerk of the County Commission of Fayette County, West Virginia, in Deed of Trust Book 573, at Page 103, Jerry Epperly and Judy Epperly did convey unto GAC, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office in Book 962, at Page 250; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Fayette County Courthouse, in Fayetteville, West Virginia, on Friday, February 26, 2016, at 10:00 a.m. The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Oak Hill District, Fayette County, West Virginia, and more particularly described as follows: ALL THAT CERTAIN PROPERTY SITUATED IN THE CITY OF OAK HILL, IN THE COUNTY OF FAYETTE, AND STATE OF WEST VIRGINIA, BEING DESCRIBED AS FOLLOWS: PARCEL 0263 MAP 25 AND BEING MORE FULLY DESCRIBED IN A DEED DATED 06/05/1978 AND RECORDED 06/22/1978, AMONG THE LAND RECORDS OF THE COUNTY AND STATE SET FORTH ABOVE, IN DEED BOOD 369 PAGE 390, and which is more particularly described as follows: “Lot No. 2 of Section No. 3 of the Lilly Land Company’s Addition to the said City of Oak Hill, as the same is shown and designated on a map of said Addition which is of record in the office of the Clerk of the County Commission of Fayette County, West Virginia, in Map Book ___, at page ____.” AND BEING the same real estate which was conveyed to Jerry Epperly and Judy Epperly, by Deed dated June 5, 1978, from Beldon L. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
