The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust dated December 14, 2001, and duly recorded in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Deed of Trust Book 466, at Page 818, Robert G. Hager and Carol Hager did convey unto Todd Taylor and Dan Kennedy, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Greenbrier County Courthouse, in   Lewisburg, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Lewisburg District, Greenbrier County, West Virginia, and more particularly described as follows:
BEGINNING at a point in the Boone and Hager line, said point being S 76 degrees 30′ E 290 feet from the Boone and Hager corner on a line of the Grady King property; thence continuing with Boone S 76 degrees 30′ E 175 feet to a point in the Boone line and a corner to Robert Hager lot; thence with Robert Hager N 34 degrees E 213 feet to a point in the Shockley line; thence with Shockley and Kerns line N 76 degrees 30′ W 175 feet to a point in the Kerns line; thence leaving Kerns S 34 degrees W 213 feet to the point of BEGINNING, containing 37,275 square feet. There is a right of way extending over the northeast side of this property, adjoining Kerns and Shockley 16 feet wide and extending the entire 175 feet frontage. This right of way is for the use of all adjacent owners.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of HC 37, Box 273A, Lewisburg, WV 24901.
AND BEING the same real estate which was conveyed to Robert G. Hager and Carol Hager by Deed dated November 26, 1974, from L. L. Hager and Elizabeth Hager, and recorded in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Deed Book 291, at Page 765.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
