TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated December 2, 2009, and duly recorded in the Office of the Clerk of the County Commission of Fayette County, West Virginia, in Deed of Trust Book 851, at Page 696, Jeremiah C. Phares and Keri N. Phares did convey unto Otis L. O’Connor, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Fayette County Courthouse, in Fayetteville, West Virginia, on Tuesday, October 11, 2016, at 2:32 p.m. The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Oak Hill District, Fayette County, West Virginia, and more particularly described as follows: BEING that certain tract of land located in the City of Oak Hill District, Fayette County, West Virginia and more particularly described as follows: BEGINNING at a spike on Beech Avenue, corner to Lot 216; thence with Lot 216 N 26-00′ E 120.00 feet to a stake set in old fence post; thence S 64-00′ E 120.00 feet to a pipe, corner to Lot 211; thence with Lot 211 S 26-00′ W. 120.00 feet to an iron pin on Beech Avenue; thence with said Beech Avenue N 64-00′ W. 120.00 feet to the point of BEGINNING, being Lots 212, 213, 214, and 215 of East View Addition, Oak Hill, WV of record in Deed Book 548, at page 192. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 234 Beech Avenue, Oak Hill, WV 25901.
