TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Trustee, by virtue of the authority vested in him by that certain Deed of Trust dated September 30, 2004, and duly recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed of Trust Book 5015, at Page 1999, Jonathan D. Wood did convey unto Richard A. Pill, Trustee, certain real property described in said Deed of Trust; and default having been made under the aforementioned Deed of Trust, and the undersigned Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Raleigh County Courthouse, in Beckley, West Virginia, on Wednesday, January 14, 2015, at 10:03 a.m. The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Town District, Raleigh County, West Virginia, and more particularly described as follows: BEING the surface of that certain property located in or near the Town of Crab Orchard in Town District, Raleigh County, West Virginia, and more particularly bounded and described as follows: BEGINNING at a fence post in the edge of a road on the division line of John E. Cooper and a lot heretofore conveyed to A. G. Wilcox and Lottie M. Wilcox, by John E. Cooper and wife, by Deed dated April 10, 1937, recorded in Deed Book 139, at Page 367; thence in an easterly direction with said division line a distance of 13.18 rods to a stake; thence South a distance of 50 feet to a stake; thence West and through the land of John E. Cooper, a distance of 13.18 rods to a stake in the edge of said road; thence North and with said road 50 feet to the BEGINNING. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 523 Selden Street, Crab Orchard, WV 25827. AND BEING the same real estate which was conveyed to Jonathan D. Wood, by Deed dated September 30, 2004, from Sherry Renee Wade fka Sherry Renee Cook, and recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book 5015, at Page 1997. The above described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
