TRUSTEE’S SALE OF VALUABLE REAL ESTATE

The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated May 19, 2023, and duly recorded in the Office of the Clerk of the County Commission of Hampshire County, West Virginia, in Deed of Trust Book 701, at Page 542, Michele L. Keller did convey unto Larry F. Mazza and Richard A. Pill, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Hampshire County Courthouse, in Romney, West Virginia, on

June 10, 2025, at 3:04 p.m.

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Springfield District, Hampshire County, West Virginia, and more particularly described as follows:

All that certain tract or parcel of real estate known and designated as Lot No. Seventeen (17) of Greenfields Subdivision, containing 2.12 acres, more or less, situate in Springfield District of Hampshire County, West Virginia, as shown on that certain survey and plat of said subdivision as prepared by Geoffrey Green Professional Engineer, which said survey and plat are of record in the Office of the Clerk of the County Commission of Hampshire County, West Virginia, in Map Book 7, at page 159, and which said plat and survey are incorporated herein by reference for any and all proper and pertinent purposes, including a more particular metes and bounds description of said real estate. Said real estate is depicted on the 2022 Hampshire County Land Books 17, Parcel 114, for said district.

And being the same real estate conveyed unto Michele L. Keller by deed of Jeffrey W. Cunningham and Brittany J. Cunningham, his wife, dated May 1, 2023, and to be recorded prior to or contemporaneously with the recordation of tis instrument in the Office of the Clerk of the County Commission of Hampshire County, West Virginia.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 368 Magnolia Place, Springfield, WV 26763.

AND BEING the same real estate which was conveyed to Michele L. Keller, by Deed dated May 1, 2023, from Jeffrey W. Cunningham and Brittany J. Cunningham, and recorded in the Office of the Clerk of the County Commission of Hampshire County, West Virginia, in Deed Book 594, at Page 218.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
