The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated July 13, 2001, and duly recorded in the Office of the Clerk of the County Commission of Jefferson County, West Virginia, in Document No. 2001015434, in Book No. 1031, at Page 34, Timothy S Long and Barbara E Cogle did convey unto Donna Haines, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by NewRez LLC d/b/a Shellpoint Mortgage Servicing to foreclose thereunder, will offer for sale at public auction at the front door of the Jefferson County Courthouse in Charles Town, West Virginia, on

the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in 08 – Ranson Corp District, Jefferson County, West Virginia, and more particularly described as follows:
Being known and designated as all that certain lot or parcel of real estate, with improvements thereon and appurtenances thereunto belonging, situate lying and being in Ranson Corporation, Jefferson County, West Virginia, and more particularly described as follows:
Parcel 1: Lots Nos. 21 and 22, in Block 157, as the same are designated and described on a plat of the lands of the Charles Town Mining, Manufacturing and Improvement Company, which plat is recorded in the Office of the Clerk of the County Commission of Jefferson County, West Virginia, in Deed Book X, at page 1; each of said lots fronting 30 feet on the west side of Reymann Street and extending back westwardly between parallel lines 125 feet to an alley in the rear.
Parcel 2: Beginning at a set 5/8 inch rebar (207) on the western limit of Reymann Street, said rebar an original corner between Lot 22 and 23; thence with Reymann Street SE 19-52-45 8.00 feet to an unmarked point, on the western limit of Reymann Street, said point made a new corner between Lots 22 and 23; thence with a new line through Lot 23 SE 70-02-39 125 feet to an unmarked point, on the eastern limit of a 20 foot alley, said point a new corner between Lot 22 and 23; thence NW 19-52-45 8.00 feet to a set 5/8 inch rebar (208) an original corner between Lots 22 and 23 NE 70-02-39 125.00 feet to the point of beginning, containing 1,000 square feet more or less. Reference is hereby made to that plat and survey of Lots 23, 24 and 25, Block 157, prepared by R. Michael Shepp, L.L.S., Appalachian Surveys Inc. dated December 14, 1987, recorded in Deed Book 798, at page 345 for a more particular description of said real estate.
The improvements thereon being commonly known as 803 N. Reymann Street.
At the time of the execution of the Deed of Trust, this property was reported to have an address of: 803 North Reymann Street, Ranson, WV 25438.
The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: $4000.00 in cash and/or certified funds as deposit at the time of sale with the balance due and payable within 30 days of the day of sale.
FEDERAL TAX LIEN: In the event that there are Federal Tax Liens against the property, the United States would have the right to redeem the property within a period of 120 days from the date of such sale or the period allowable for redemption under local law, whichever is longer.
Pursuant to the Deed of Trust, the Trustee may postpone the sale by public announcement at the time and place designated or by posting a notice of the same, and act by agent in the execution of the sale. The parties secured by the Deed of Trust reserve the right to purchase the property at such sale.
