Meadows and Amanda L. The land referred to herein below is situated in the County of Raleigh, State of West Virginia in Deed Book 5053 at Page 474 and is described as follows:

Certain realty located on Sullivan Road, in or near to the Community of Tilden, in Shady Spring District, Raleigh County, West Virginia, and bounded by the lands of Robert & Martha Furrow, J. L. Davis, Rosa & Edward Lamphier, William F. Lily, Jr. and W.VA. Secondary Route 25, the said property being particularly described as follows:

Beginning at a "T" Hub in the Northern Edge of Occupation Line of W.VA. Secondary Route 25, Said "T" Hub being a common corner to the Tracts of J. L. Davis and J. L. Furrow, thence, and with the Northern and Western Occupation Line of the Right of Way of said road to the Northern Occupation Line of an Access Road to the Property of Edward and Rosa Lamphier, said access road being the dividing line between J. L. Furrow and William F. Lilly, thence leaving the County Right of Way, west with the Northern Occupation Line of said access road to a "T" Hub, said "T" Hub being a common corner to the tracts of J. L. Furrow and W. F. Lilly (formerly M. Taylor). Thence, leaving the access road and with the line of W. F. Lilly to a rebar, said rebar being a common corner to the tracts of J. L. Furrow, Edward and Rosa Lamphier and F. W. Lilly. Thence, S. 82° 57' W. 300 ft. and with the line of E and R Lamphier to a rebar, said rebar being a common corner to F. and R. Lamphier J. L. Furrow and R. and M. Furrow. Thence, N. 58° 09' 40" E. and with the line of R and M Furrow 753.57 feet to a point in the Western line of the J. L. Davis Tract. Thence and with the Davis line S. 13° 27' 15" 63.26 feet to the point of the beginning.

Subject to all reservations, exceptions, limitations, restrictions and conditions contained in all former conveyances of said property.

Being the same property as conveyed from Emma Jane Furrow Genoble to Garin E. Meadows and Amanda L. Meadows, as Joint Tenants with Right of Survivorship as set forth in Deed instrument #50530474 dated 09/19/2013, recorded 09/26/2013, Raleigh County, West Virginia.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 1158 Sullivan Road, Glen Morgan, WV 25813.

AND BEING the same real estate which was conveyed to Garin E. Meadows and Amanda L. Meadows, by Deed dated September 19, 2013, from Emma Jane Furrow Genoble, and recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book 5053 at Page 474.

The above described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in "AS IS" condition. The Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
