The undersigned Trustee, by virtue of the authority vested in him by that certain Deed of Trust dated June 11, 2002, and duly recorded in the Office of the Clerk of the County Commission of Fayette County, West Virginia, in Deed of Trust Book 652, at Page 57, Peggy A. Lambert did convey unto Richard A. Pill, Esq., Trustee, certain real property described in said Deed of Trust; and default having been made under the aforementioned Deed of Trust, and the undersigned Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Fayette County Courthouse, in Fayetteville, West Virginia, on
July 7, 2026, at 1:02 PM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Mount Hope District, Fayette County, West Virginia, and more particularly described as follows:
Being the surface only of that certain lot or parcel of land, together with all buildings and improvements thereon and appurtenances thereunto belonging, located in the City of Mount Hope District of Fayette County, West Virginia, being known, numbered and designated as Section "I" of the Stadium View Addition of Forest Hills Subdivision of Mt. Hope, West Virginia, dividing a Part of Lt No. Seventeen (17), as shown on a map of same dated June 26, 1946 and recorded in the Office of the Clerk of the County Court of Fayette, West Virginia in Map Book 7, at page 12.
And being the same property conveyed unto William Lee Dunkley, Sr. from Melvin G. Dunkley and Zana L. Dunkley, his wife, by deed dated October 23, 1998, recorded in the Office of the Clerk of the County Court of Fayette County, West Virginia in Deed Book 556 at page 107.
And further being the same property being conveyed unto Peggy A. Lambert by deed to be recorded simultaneously herewith.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 417 Tennessee Street, Mount Hope, WV 25880.
AND BEING the same real estate which was conveyed to Peggy A. Lambert, by deed dated June 11, 2002, from William Lee Dunkley, Sr., and recorded in the Office of the Clerk of the County Commission of Fayette County, West Virginia, in Deed Book, 587 at Page 180.
The above described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in "AS IS" condition. The Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
