The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated April 24, 2024, and duly recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed of Trust Book 5082, at Page 8765, Olivia Wallace did convey unto Alan H. Larrick, Esq., Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk's Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Raleigh County Courthouse, in Beckley, West Virginia, on

August 11, 2026, at 12:00 PM

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Slab Fork District, Raleigh County, West Virginia, and more particularly described as follows:

Tract One:
The surface of a certain lot or parcel of land, situated in the Town of Sophia, originally located in Town District, but now in Slab Fork District, Raleigh County, West Virginia, and more particularly described as Lot No. 7 of Section No. 3 of the J.L. Rowles Addition to the Town of Sophie, Lot No. 7 fronting 40 feet on Raleigh Street and is 120 feet deep, and said lot is more particularly set out on a map of said J.L. Rowles Addition to the Town of Sophia, which map is recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Map Book 3, at page 38B, to which map reference is hereby made for a more particualar description of the property hereby conveyed.

Tract Two:
The following designated lot or parcel of land, with the appurtenances thereunto belonging, situate in the municipality of Sophia, Slab Fork District, Raleigh County, West Virginia, and being Lot No. 8, Section No. 3, of the J.L. Rowles Addition to the Town of Sophia, said lot fronts forty (40) feet on Raleigh Street and extends in depth one hundred twenty (120) feet to an alley as shown on a map of said addition entitled, "Map of Rowles Addition, Town of Sophia, W.Va., Scale 1" = 100'," which map is of record in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Map Book No. 3, at page 38B Map No. 2 Parcel No. 3.

And being the same property acquired by Olivia Wallace, by deed dated the 23rd day of April, 2024, from Lily Real Estate LLC, to be recorded in the Clerk of the County Commisssionof Raleigh County, West Virginia, prior to or simultaneously herewith.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 504 Valley Road, Sophia, WV 25921.

AND BEING the same real estate which was conveyed to Olivia Wallace, by Deed dated April 24, 2024, from Lily Real Estate, LLC, and recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book 5082 at Page 8764.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in "AS IS" condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
