Goodwin, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee by a Substitution of Trustee dated October 21, 2015 and recorded in the aforesaid Clerk’s office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by Selene Finance LP to foreclose thereunder, will offer for sale at public auction at the front door of the Greenbrier County Courthouse in Lewisburg, West Virginia, on

All of that certain lot or parcel of real estate, together with the buildings and improvements thereon and the easements and appurtenances thereunto belonging, situate in Rupert Municipality, Greenbrier County, West Virginia, and more particularly described as follows:
PARCEL NO. 1:
Beginning at a stake at the intersection of the north line of the right of way of the Sewell Valley Railroad Company, and with the east line of parcel of land conveyed by Rupert Land and Improvement Company to W. E. Burns and Co D. McClung, (Deed Book No. 99, page 397) and with Burns and McClung N 13-40E 78.01 feet to a stake; thence S 76-20 E 50.00 feet to a stake; thence S 13-40 W 98.06 feet to a stake on in the said north line of the Sewell Valley Railroad Company, and with said right of way line N 52-40 W 53.87 feet to the beginning, containing

Described as a tract of One Hundred Sixty-Five Thousandths (.165) of an acre, and being the same tract of land designated as Tract No. Ten (i0) in that certain deed executed by the Ronceverte National Bank, a corporation, as assignee and liquidating agent of First National Bank of East Rainelle, and First National Bank of East Rainelle, a corporation, to Ronceverte National Bank, bearing date the 29th day of June, 1937, to be recorded in the Office of the Clerk of the County Court of Greenbrier County, West Virginia, and being the same tract of land designated as Tract No. Eleven (II) in that certain deed executed by M. L. Jarrett, Special Commissioner, to Ronceverte National Bank, a corporation, in its own right and as assignee and liquidating agent of the First National Bank of East Rainelle, dated the 26th day of December, 1935, and of record in said Clerk’s Office in Deed Book No. 126, page 179, to both of which said deeds reference is here made for a more particular description of the property hereby conveyed.
And being the same real estate conveyed unto Stella Bee Mace, by deed dated May 5, 2008, from Donald Brooks, Alva Brooks, Jr., James Brooks, Erma Brooks Redden, Carol Brooks Woods and Connie Brooks Martin, devisees of The Estate of Bessie A. Brooks, deceased, said deed not yet of record but to be recorded prior to or simultaneously herewith.
Reference is hereby made to all prior instruments in the chain of title for all reservations, restrictions, limitations and easements and right of way affecting the property herein conveyed.

At the time of the execution of the Deed of Trust, this property was reported to have an address of: 220 Railroad Street, Rupert, WV 25984.
The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: $6,000.00 in cash and/or certified funds as deposit with the balance due and payable within 30 days of the day of sale.
FEDERAL TAX LIEN: In the event that there are Federal Tax Liens against the property, the United States would have the right to redeem the property within a period of 120 days from the date of such sale or the period allowable for redemption under local law, whichever is longer.
Pursuant to the Deed of Trust, the Trustee may postpone the sale by public announcement at the time and place designated or by posting a notice of the same, and act by agent in the execution of the sale. The parties secured by the Deed of Trust reserve the right to purchase the property at such sale.
