The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated March 26, 2015, and duly recorded in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Document No. 202106, in Book No. 744, at Page 486, Josie A Lockhart and Ryan L Lockhart did convey unto Jeffry Pritt, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee by a Substitution of Trustee dated March 15, 2016 and recorded in the aforesaid Clerk’s office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by Wells Fargo Bank, N.A. to foreclose thereunder, will offer for sale at public auction at the front door of the Greenbrier County Court-house in Lewisburg, West Virginia, on

the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in White Sulphur District, Greenbrier County, West Virginia, and more particularly descr-ibed as follows:
All of that certain tract or parcel of real estate situate, lying and being in White Sulphur District, Greenbrier County, West Virginia, and being more particularly bounded and described as follows:
Beginning at a 5/8″ re-bar and cap set in the eastern R/W of WV State Route 92, a corner to Lot 2; thence leaving Lot 2 and with said R/W, N 24-42-09E 242.13 feet to a concrete R/W monument found; thence continuing with Route 92, S 65-40-28E 9.95 feet to a broken concrete R/W monument found; thence N 24-55-23E 134.89 feet to a concrete R/W monument found; thence 212.08 feet along the arc of a curve to the left, having a radius of 3759.71 feet whose chord bears N 26-19-06E 212.05 feet to a 5/8″ re-bar and cap set, a corner to Michael Earley; thence leaving Route 92 and with said Earley in part and Kevin Napier in part, S 41-12-30E 409.98 feet (passing a 3/4″ iron pipe found at 308.64 feet) to a 1/2″ iron pipe found, a corner to Walter R. Hardiman; thence leaving Napier and with said Hardiman, S 48-44-55W 60.79 feet to a 1/2.” iron pipe found; thence continuing with Hardiman, S 36-39-36 W 188.07 feet to a 12″ apple tree found; thence S 34-06-30 W 154.13 feet to a 5/8″ re-bar and cap set in the centerline of right of way No. 2 (Deed Book 369 at Page 627, a corner to Lot 2, thence leaving Hardiman and with said Lot 2 and the centerline of said right of way No. 2, N 33-16-00 W 30.41 feet; thence, N 46-52-00 W 31.60 feet; thence, N 60-07-00 W 34.91 feet; thence, N 75-25-00 W 40.05 feet; thence, N 88-14-00 W 91.28 feet; N 70-23-00 E 41.56 feet to the place of beginning and containing 3.71 acres, more or less, according to a survey made by N. Eugene Kelly, in November, 2008 and shown on Lot 1 on plat entitled “Plat of Survey for Robert M. And Lorrie D. Watson” and attached to that certain Deed of record in the Greenbrier County Clerk’s Office in Deed Book No. 525, at Page 198.
The aforesaid real estate is the same as conveyed to Ryan L. Lockhart and Josie A. Lockhart, husband and wife, by Deed dated the 11th day of April, 2014, from Robert M. Watson and Lorrie D. Watson, husband and wife, which is of record in the Office of the Clerk of County Commission of Greenbrier County, West Virginia, in Deed Book 565, at Page 451.
At the time of the execution of the Deed of Trust, this property was reported to have an address of: 307 Whispering Pines Circle, White Sulphur Springs, WV 24986.
The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS:  $9,000.00 in cash and/or certified funds as deposit with the balance due and payable within 30 days of the day of sale.
FEDERAL TAX LIEN: In the event that there are Federal Tax Liens against the property, the United States would have the right to redeem the property within a period of 120 days from the date of such sale or the period allowable for redemption under local law, whichever is longer.
Pursuant to the Deed of Trust, the Trustee may postpone the sale by public announcement at the time and place designated or by posting a notice of the same, and act by agent in the execution of the sale. The parties secured by the Deed of Trust reserve the right to purchase the property at such sale.
