NOTICE OF TRUSTEE’S SALE OF REAL ESTATE SITUATE IN TAZEWELL COUNTY, VIRGINIA In execution of the deed of trust, dated November 8, 2010, from Bobby Koen and Rita Koen to E. Stephen Lilly and Robert L. Buzzo, as trustees, of record in the Office of the Clerk of the Circuit Court of Tazewell County, Virginia, in Deed Book 1085, at page 102, the undersigned trustee will offer for sale at public auction on November 29, 2016, at 10:00 a.m. at the front door of the Bluefield, Virginia Town Hall, 112 Huffard Drive, Bluefield, Virginia: PARCEL NO. 1: Property Address: 121 Fairview Street Bluefield, Virginia 24605 All of that certain lot or parcel of land situate on the lower or northwest side of Fairview Street, in the Town of Bluefield, Tazewell County, Virginia, having a frontage of fifty (50) feet on Fairview Street and running back in a northwestern direction sixty-two and one-half (62.5) feet, together with the improvements thereon and appurtenances thereunto belonging, and being more particularly bounded and described as follow, to wit: “BEGINNING at a stake in the lower or northwest side of Fairview Street, being a corner of the lot heretofore known as the R. O. Myers and Angeline H. Myers home property, and by deed dated on or about June 16, 1948, conveyed by Wade Coates and James W. Harman, Special Commissioners, to Mrs. Nannie Myers; thence, with the north west side of Fairview Street N. 43? E. 50 feet to a point in the northwest side of Fairview Street, thence, leaving Fairview Street N. 47? W. 62.5 feet to a stake; thence S. 43? 50 feet to a stake at the northwest corner of said Myers’ lot; thence with line of said Myers lot S. 47? E. 62.5 feet to the pont of the BEGINNING.” PARCEL NO. 2: 109 Linkous Street Bluefield, Virginia All that certain lot oar parcel of land situate in the Town of Tazewell County, Virginia as shown on plat by Appalachian Engineering & Surveying, Inc., dated March 28, 1997, entitled “MAP SHOWING LOT 5, SECTION 4 LINKOUS STREET, BLUEFIELD, TAZEWELL CO., VA.”, containing a total area of 7,000.00 square feet, more or less, reference to which plat is here made for a more particular description of the real estate hereby conveyed. PARCEL NO. 3: 115 Fairview Street Bluefield, Virginia 24605 All of that certain lot or parcel of land with all of the improvements and appurtenances thereunto belonging, situate in the Town of Graham (now the Town of Bluefield) in Tazewell County, Virginia, and more particularly bounded and described as follows: “BEGINNING at a point in the north side of Fairview Street and a corner of J. McFarland lot; thence N. 47 degrees 00′ W. 125 feet; thence S. 43 degrees 00′ W. 62 feet; thence S. 47 degrees 00′ E. 125 feet to a stake in the North Line of Fairview Street; thence with the North Line of Fairview Street N. 43 degrees 00′ E. 62 feet to the place of BEGINNING.” This conveyance is made subject to any and all easements, conditions, restrictions and covenants now of record in said Clerk’s Office, to the extent that the same may lawfully affect the property herein conveyed and subject to such matters as would be revealed by careful inspection of the premises. The real estate and any improvements thereon will be sold in “as is” condition without any warranties.
