TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated September 21, 2018, and duly recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed of Trust Book 2717, at Page 656, Ian T. Chojnacki did convey unto Samuel A. Vallandingham and Phillip Andrew Vallandingham, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Cabell County Courthouse, in Huntington, West Virginia, on March 29, 2022, at 5:40 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the McComas District, Cabell County, West Virginia, and more particularly described as follows: Situate on the waters of Trace Creek, a tributary of the Guyandotte Reiver, in McComas District, Cabell County, West Virginia, more particularly bounded and described as follows; BEGINNING at a small locust beside of road, corner to Willard Adkins land; thence running around Trace Creek bank N 2-31/2 E 47.5 feet; N 5-ONE-QUARTER E 48 feet; N 1 E 36 feet; N 15 W 46 feet to the mouth of Branch; thence up said branch approximately 290 feet to culvert in driveway; thence running with driveway 65 feet to County Road; thence running with County Road approximately 400 feet to the point of BEGINNING, containing approximately one (1) acre, more or less. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 4895 Lower Trace Creek Road, Salt Rock, WV 25559. AND BEING the same real estate which was conveyed to Ian T. Chojnacki, by Deed dated February 1, 2008, from John W. Arbaugh, and recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed Book 1183, at Page 61. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
