TRUSTEE’S SALE OF
VALUABLE REAL ESTATE

The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated November 28, 2006, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 1401, at Page 198, Carolyn A. Hart and Luther Hart did convey unto First American Title Insurance Company, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on
December 6, 2022,
at 5:30 PM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Parkersburg District, Wood County, West Virginia, and more particularly described as follows:
ALL THAT/THOSE CERTAIN LOT(S), TRACT(S) OR PARCEL(S) OF REAL ESTATE SITUATE, LYING AND BEING IN THE DISTRICT OF PARKERSBURG, COUNTY OF WOOD, AND STATE OF WEST VIRGINIA, MORE PARTICULARLY BOUNDED AND DESCRIBED AS FOLLOWS:
BEING ALL OF LOT NUMBER EIGHTY-FIVE (85) AS SHOWN ON PLAT OF BUILDING LOTS BELONGING TO FISCHER, AND STRAUS, SITUATED IN SOUTH PARKERSBURG, WOOD COUNTY, WEST VIRGINIA, WHICH SAID PLAT IS OF RECORD IN THE OFFICE OF THE CLERK OF THE COUNTY COURT OF WOOD COUNTY, WEST VIRGINIA, IN DEED BOOK NO. 61, AT PAGE 274, REFERENCE TO WHICH IS HEREBY MADE, SAID LOT NUMBER EIGHTY-FIVE (85) FRONTS 50 FEET ON TENTH AVENUE ON THE SOUTH SIDE THEREOF AND BEGINS AT A POINT 100 FEET EASTERLY FROM THE SOUTHEASTERLY CORNER OF SAID TENTH AVENUE AND HAMILTON STREET AS REFERENCE TO SAID PLAT, OF RECORD AS AFORESAID WILL SHOW.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 2204 10th Avenue, Parkersburg, WV 26101.
AND BEING the same real estate which was conveyed to Carolyn A. Hart and Luther Hart, by Deed
dated September 29, 1999, from Carolyn A. Hart, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1004 at Page 378.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within Pill & Pill, PLLC, Substitute Trustee
