NOTICE OF TRUSTEE’S SALE
NOTICE OF TRUSTEE’S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, WV Trustee Services, LLC, by that certain Deed of Trust dated April 24, 2014, executed by Borrower, Deloris N Gribble, surviving tenant by the entirety of Howard Dale Gribble, who died on February 28, 2011, to Marc J Slotnick the Trustee of record in the office of the Clerk of the County Commission of Wood County, West Virginia, in Book 1817, at Page 121. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 2712 Sams Creek Rd, Mineral Wells, WV 26150. WV Trustee Services, LLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated January 11, 2023, of record in the Clerk’s Office in Book 2271, Page 548. The borrower defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustees will sell the following described property to the highest bidder at the front door of the Courthouse of Wood County, in Parkersburg, West Virginia, on the following date:

ALL THAT CERTAIN LAND SITUATED IN THE STATE OF West Virginia, COUNTY OF WOOD, CITY OF MINERAL WELLS, DESCRIBED AS FOLLOWS: BEGINNING AT THE NORTHERLY RIGHT OF WAY LINE OF THE OLD COUNTY ROAD AT ITS INTERSECTION WITH THE LINE OF D. R. SAMS MENTIONED IN THE DEED OF TRESSIE BAILEY TO BAILES BAILEY DATED APRIL 19, 1957 OF RECORD IN THE OFFICE OF THE COUNTY CLERK OF WOOD COUNTY IN DEED BOOK 409 AT PAGE 259, THENCE WITH THE SAID SAMS LINE NORTH 38* WEST TO A POST AND WHITE OAK POINTERS IN A LINE OF THEODORE STEVENS HEIRS; THENCE WITH THE STEVENS HEIRS LINE NORTH 52* EAST 39 POLES CROSSING A RAVINE AND PASSING THE STONE CORNER OF SAID STEVENS HEIRS AND CHARLES COOK 13 FEET TO A STONE AND WHITE OAK POINTERS, CORNER TO THE TRACT ASSIGNED TO CLAYTON SAMS; THENCE WITH THE DIVISION LINES OF THE TRACT ASSIGNED TO SAID CLAYTON SAMS SOUTH 39* 30′ EAST TO THE SAID NORTHERLY RIGHT OF WAY OF THE OLD COUNTY ROAD; THENCE WITH THE SAID RIGHT OF WAY LINE OF THE OLD COUNTY ROAD IN A WESTERLY DIRECTION TO THE PLACE OF BEGINNING.
Excepting therefrom that portion of land conveyed by HOWARD DALE GRIBBLE AND DELORIS N. GRIBBLE, HUSBAND AND WIFE to SHERRY L. STEELE AND BRENT E. STEELE, HUSBAND AND WIFE, FOR AND DURING THE TERM OF THEIR JOINT LIVES AND UPON THE DEATH OF EITHER THEREOF TO THE SURVIVOR by deed recorded August 08, 1996, in Book 958, Page 799 of official records.
BEING THE PROPERTY CONVEYED TO HOWARD D. GRIBBLE AND WIFE DELORIS N. GRIBBLE, BY DEED DATED APRIL 09, 1975, OF RECORD IN BOOK 651 AT PAGE 52 IN THE REGISTER’S OFFICE OF WOOD COUNTY, WEST VIRGINIA. HOWARD D. GRIBBLE AND DELORIS N. GRIBBLE WERE MARRIED ON SEPTEMBER 27, 1958 IN WOOD COUNTY, WEST VIRGINIA. AT THE TIME OF THEIR MARRIAGE NEITHER WAS A PARTY TO ANOTHER MARRIAGE, THEIR MARRIAGE CONTINUED UNITERRUPTED UNTIL THE DEATH OF HOWARD DALE GRIBBLE IN WOOD COUNTY, WEST VIRGINIA ON FEBRUARY 28, 2011. DELORIS N. GRIBBLE CONVEYS AS SURVIVING TENANT BY THE ENTIRETY.
Being the same property conveyed to Deloris N Gribble by the Deed dated April 9, 1975 and recorded in Deed Book 651 at Page 52 in the Office of the Clerk of the County Commission of Wood County, West Virginia.
TERMS OF SALE:
1) The property will be conveyed in an “AS IS” physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights-of-ways, easements, covenants, conveyances and conditions of record in the Clerk’s office or affecting the subject property.
2) The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code § 11-22-1.
3) The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale.
4) The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee.
5) The Trustee shall be under no duty to cause any existing tenant or person occupying the property to vacate said property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY.
6) The total purchase price is payable to the Trustee within thirty (30) days of the date of sale, with ten (10%) of the total purchase price payable to the Trustee at sale.
