NOTICE OF TRUSTEE’S SALE

Under authority of that certain Credit Line Deed of Trust dated September 10, 2001, from James A. Crookshanks and Jeannie A. Crookshanks to Clyde A. Smith, Jr., Trustee, of record in the office of the Clerk of the County Commission of Raleigh County, West Virginia on Roll No. 5005, at page 3704, securing a promissory note in the principal amount of $82,693.34, payable to Chase Manhattan Bank USA, N.A., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by 21st Mortgage Corporation, as Attorney-in-Fact for Vanderbilt Mortgage and Finance, Inc., Assignee of the Deed of Trust, the undersigned Successor Trustee will offer for sale at the front door of the Raleigh County Courthouse in Beckley, West Virginia on July 20, 2023 at 11:00 a.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, the following tract of land, together with the improvements thereon and appurtenances thereunto belonging, situate in City of Beckley, Raleigh County, West Virginia, and being more particularly bounded and described as follows:

Beginning at a rebar set on the west side of Bostick Street at the common corner of Lots 35 and 34 of The Map of Atkinsville; thence leaving Lot 35 and with Lots 34 and 33 and the west side of Bostick Street, South 17deg. 48′ 45″ West, a distance of 100.69 feet to a rebar set at the common corner of Lots 33 and 32; thence leaving said street and with Lot 32 North 65deg. 30′ 00″ West, a distance of 94.24 feet to a rebar set on the east side of an alley at the common corner of Lots 32 and 33; thence leaving Lot 32 and with Lots 33 and 34 and the east side of said alley, North 24deg. 30′ 00″ East, a distance of 100.00 feet to a rebar found at the common corner of Lots 34 and 35; thence leaving said alley and with Lot 35, South 65deg. 30′ 00″ East, a distance of 82.51 feet to the beginning and containing 0.203 acres, more or less. All bearings taken from the subdivision meridian.

Together with a certain 2001 Heritage Point Manufactured Home, Model No. 4523B.

And being the same property conveyed to James Crookshanks and Jeannie Crookshanks, his wife, from Linden Belcher and Mary Ellen Belcher, his wife, by Deed dated September 10, 2001, of record in the aforesaid Clerk’s office on Roll No. 5005, at page 3703.

Terms of the sale: cash on date of sale.
