NOTICE OF TRUSTEE’S SALE
Pursuant to a Deed of Trust dated November 21, 2018, executed by Charles L. Nicholson and Sarah A. Nicholson, Grantors, conveyed unto Martha Haymaker and David G. Palmer, Trustees, on behalf of Calhoun County Bank, Inc., and of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Lien Book 2046 at page 653, and pursuant to that certain Substitution of Trustee dated August 24, 2023, of record in the aforesaid Clerk’s Office in Lien Book 2298 at page 290, the undersigned will sell at public auction on October 12, 2023, at 11:00 a.m. at the front door of the Wood County Courthouse in Parkersburg, West Virginia, all that certain lot, tract or parcel of land situate, lying and being in the City of Vienna, County of Wood, and State of West Virginia, more particularly bounded as described as follows:
BEING all of Lot Number Fifty (50) as shown on a plat of the Hammat Addition, Smith Realty Company, Parkersburg, West Virginia, which plat is of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book 3 at Page 59.
Being the same real estate conveyed unto Charles L. Nicholson and Sarah A. Nicholson from William Shannon and Joyce Shannon by Deed dated October 29, 2018, of record in the aforesaid Clerk’s Office in Deed Book 1286 at Page 233.
TERMS OF SALE: Ten percent (10%) of the purchase price as a cash deposit at the time of the sale with the balance due and payable within thirty (30) days of the date of the sale. Sale is subject to all unpaid taxes and assessments, which shall be assumed by the Purchaser.
Any sale hereunder may be adjourned from time to time without any notice other than oral proclamation at the time and place appointed for the sale.
