NOTICE OF SALE OF REAL ESTATE
Notice is hereby given that in accordance with an Order of the Circuit Court of Wood County, West Virginia, in the above styled Civil Action, C. Blaine Myers. Special Commissioner, shall offer for sale
at the front door of the Wood County Courthouse, One Court Square, 3rd and Market Street, Parkersburg, West Virginia, on JUNE 14, 2024, AT 10:00 A.M. certain real property located in the City of
Parkersburg, Wood County, West Virginia, Map 24, Parcel 1C and more particularly described as follows:
BEING all of Lots No. Four (4) in what is known as Marion H, Mercer’s Subdivision
of Camden Farms Addition No. 2 as shown on a plat of record in the Office of the
Clerk of the County Commission of Wood County, West Virginia in Plat Book No.
8, at page 13, to which plat, so of record, reference is hereby made and had for a
more particular description of said lot.
The physical address of the property is 1909 36th Street, Parkersburg, West Virginia.
Said property shall be offered for sale to the highest bidder, subject to confirmation by Order of the Circuit Court of Wood County, West Virginia. Terms of sale shall be 10% deposit on day of sale, with
the balance to be paid within a reasonable time as determined by the Special Commissioner and Purchaser, and as approved by the Court. In the event the Purchaser fails to pay the balance of the purchase price within such a reasonable time, the 10% deposit shall be forfeited and retained by the Special Commissioner towards the fees and expenses associated with sale. The above-described real
estate will be conveyed with no covenants of warranty and subject to any and all easements, rights of way, conditions, covenants, restrictions, exceptions, reservations, leases, real estate taxes and other encumbrances which may be a matter of record in the office of the Clerk of the County Commission of
Wood County, West Virginia or visible upon the ground.
The subject property will be sold in “AS IS” condition. The Special Commissioner shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
In the event a Federal Tax Lien is filed encumbering the property described above, any sale of said property is subject to the Right of Redemption pursuant to 28 U.S.C §2410, or any other applicable
law.
