TRUSTEE’S SALE OF
VALUABLE REAL ESTATE

The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated May 14, 2013, and duly recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed of Trust Book 5051, at Page 5999, Dorothy M. Dobbins and Harold Lee Dobbins, Sr. did convey unto Todd Taylor and Dan Kennedy, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Raleigh County Courthouse, in Beckley, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Town District, Raleigh County, West Virginia, and more particularly described as follows:

The surface, together with any appurtenances thereon, of Lot No. 19, Section 1 of Blackburn-Patteson Realty Company’s Morgan Hills Subdivision No. 1, Town District, Raleigh County, West Virginia being more particularly bounded and described as follows:

Beginning at a roof bolt in concrete on the northern Right of Way of Bluestone Road, common corner of Lot 19 and Lot 18, Section 1 of Morgan Hills Subdivision No. 1; thence following said Right of Way S 84°02’ W for 93.65 feet to a 1/2” rebar in concrete, common corner of Lot 19 and Lot 20; thence leaving Bluestone Road Right of Way and going along the common boundary of Lot 19 and Lot 20 N 5° 58’ W for 159.42 feet to a 1” iron pipe, common corner of Lot 19 and Lot 17 and on the line of Lot 20; thence going along the common boundary of Lot 19 and Lot 17 N 76° 23’ E for 94.50 feet to an iron pin in concrete, common corner of Lot 19 and Lot 18 and on the line of Lot 17; thence going along the common boundary of Lots 19 and 18 S 5° 58’ E for 172.0 feet to the point of beginning, containing 15,520 square feet, more or less.

AND BEING the same property conveyed to Michael Bednorchik and Dorothy Marie Bednorchik, husband and wife, as joint tenants with full right of survivorship, by Deed dated February 23, 2000 from Michael Bednorchik and Dorothy Marie Bednorchik, husband and wife, and of record in the Office of the Clerk of the County Commission of Raleigh County, West Virginia in Book 5001, at Page 8021. The said Michael Bednorchik died a resident of Raleigh County, West Virginia on October 31, 2006, and by virtue of the joint tenancy with survivorship created by the aforesaid Deed, Dorothy Marie Bednorchik, female party herein, became the sole owner of the aforesaid property. She is now married to the male party herein, Harold Lee Dobbins, Sr.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 202 Bluestone Road, Beckley, WV 25801.

AND BEING the same real estate which was conveyed to Dorothy M. Dobbins and Harold Lee Dobbins, Sr., by Deed dated February 23, 2000, from Michael Bednorchik and Dorothy Marie Bednorchik, and recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book 5001, at Page 8021.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
