The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated May 31, 2006, and duly recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed of Trust Book 5022, at Page 4068, Bryan K. Bonds did convey unto Richard Pill, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Raleigh County Courthouse, in Beckley, West Virginia, on
January 9, 2025, at 2:34 PM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Trap Hill District, Raleigh County, West Virginia, and more particularly described as follows:
All that certain lot, tract or parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, situate being the surface of that certain lot designated as LOT NO. ONE HUNDRED, TWENTY-EIGHT located at Glen Daniel, Trap Hill District of Raleigh County, West Virginia as shown on a map of said subdivision marked “Deanfield Addition Charles Stansbury Estate”, with a deed from H.A. Stansbury, et us., to A. Lucas, recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia.
And being the same property acquired by Bryan Bonds from the Secretary of Veterans Affairs, an office of the United States of America, whose address is the Department of Veterans Affairs, Washington, DC 20420, by Deed dated may 23, 2006, to be recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, prior to or simultaneously herewith, in Book 5022, page 4067.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 209 Deenfield Road, Glen Daniel, WV 25844, a/k/a 209 Deanfield Road, Glen Daniel, WV 25844.
AND BEING the same real estate which was conveyed to Bryan K. Bonds, by Deed dated May 23, 2006, from The Secretary of Veterns Affairs, an Officer of the United States of America, and recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book 5022, at Page 4067.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
