TRUSTEE’S SALE OF
VALUABLE REAL ESTATE

The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated January 29, 2020, and duly recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed of Trust Book 5071, at Page 762, Andrew Allen Thomas did convey unto Andrew C. Skinner, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Raleigh County Courthouse, in Beckley, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Shady Spring District, Raleigh County, West Virginia, and more particularly described as follows:

That certain parcel of land situate on the West line of the Old Grandview Road at Grandview, in Shady Spring Tax District of Raleigh County, West Virginia, more particularly bounded and described as follows:

BEGINNING at a found ½ inch iron pipe set in concrete in the West line of said Old Grandview Road, said point being 0.63 mile from the intersection of West Virginia Secondary Route 9 and 180.09 feet from the intersection of the South line of a street through the Old Grandview Road Addition, point also being the South East corner of Lot No. 5 of the Old Grandview Road Addition, a man of which said Addition is of record in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Map Book No. 15, at Page 15; thence leaving Lot No. 5 and with the West line of Old Grandview Road, S 13° 38’ W for 100.00 feet to a set ¾ inch iron pipe in the West line of said road, point being the North East corner of a parcel of land of Mason and Fern Walker, on record in said Clerk’s Office in Deed Book No. 555, at Page 273; thence leaving Old Grandview Road and with the North line of Walker, N 71° 38’ W for 499.44 feet to a set ¾ inch iron pipe, point being the North West corner of Walker, in line of property of Hulett Smith; thence leaving Walker and with the Smith line N 13° 22’ E for 100.00 feet to a set ¾ inch iron pipe in Smith’s line, point being the South West Corner of Lot No. 8 of Old Grandview Road Addition; thence leaving Smith and with the South line of Lot Nos. 8,7,6 and 5 of said Addition, S 71° 38’ E for 499.90 feet to BEGINNING, containing 1.14 acres, as surveyed by Dennis J. Lilly of Beckley, West Virginia, Land Surveyor License No. 256, shown on a map prepared for Elmer G. Keel, Jr. and Linda J. Keel, dated August 6, 1980, to which said map reference is here made and made a part hereof for a more particular description of said parcel of land; and which said parcel of land is shown and designated upon Raleigh County Assessor’s Tax Map for Shady Spring District, Numbered 2B, as Parcel No. 24.

And being the same property acquired by Andrew Allen Thomas by Deed dated January 29, 2020, from David E. Sydenstricker, to be recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia prior to or simultaneously herewith.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of Andrew Allen Thomas, 955 Old Grandview Road, Beaver, WV 25813-8910.

AND BEING the same real estate which was conveyed to Andrew Allen Thomas, by Deed dated January 29, 2020, from David E. Sydenstricker, and recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book 5071, at Page 761.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
